About The Position

This role is responsible for assisting the Project Manager in overseeing construction projects from conceptualization to close-out. The Assistant Project Manager will ensure projects are completed on time, within budget, and according to plans and specifications. This involves coordinating with clients, vendors, and construction personnel, managing project documentation, monitoring schedules and budgets, and ensuring compliance with safety and quality standards. The position requires a detail-oriented individual with strong organizational and communication skills, capable of working independently and collaboratively in a fast-paced environment.

Requirements

  • A high school diploma or equivalent
  • 3 years of experience in engineering, architecture, construction management or similar discipline.
  • Proficient in Word, Excel, Outlook, Project, Adobe, Timberline and other software’s.
  • Advanced ProCore knowledge.
  • Working knowledge of MS Project, P6, or similar scheduling software.
  • Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates.
  • Ability to work independently with minimal supervision.
  • Ability to use a 10-key calculator by touch.
  • Exceptional data entry, communication, and organization skills.
  • Detail-oriented with strong organizational skills.
  • Strong interpersonal and communication skills with the ability to interact and relate effectively, productively, and positively with other associates.
  • Must be able to safely navigate a construction project site including walking on uneven surfaces, climbing stairs, and climbing ladders.
  • Must be able to travel locally to project sites as needed.
  • Consistent, regular and in person attendance during regular working hours at the workplace is required.

  • A bachelors degree is preferred.
  • Prior experience in the multifamily construction industry is preferred.

Responsibilities

  • Ensures project is completed on time, within budget and according to plans and specifications.
  • Consults with clients, vendors, or construction personnel as needed to analyze and formulate schedules and resolve issues.
  • Examines all construction documents for appropriate construction details and completeness of information, potential design deficiencies, code violations, and constructability.
  • Maintains written correspondence to document items that may affect project schedule, budget, or product quality.
  • Oversees the document control process for all submittments by gathering, technically reviewing for project specific conformance, processing, and ensuring timely and accurate approvals from the design team.
  • Ensures all revised plans and approved submittals are distributed for coordination to the appropriate subcontractors and field staff.
  • Prepares and monitors all requests for information (RFI's) and maintains RFI Log.
  • Creates and maintains all internal and external project logs as necessary.
  • Prepares meeting agendas and meeting minutes for all project meetings.
  • Ensures all insurance requirements have been satisfied and comply with Alliance policies prior to subcontractor mobilizing on the project.
  • Generates document revisions overlays in Bluebeam, distributes revisions to project team, and maintains current Contract Documents in Procore and Bluebeam.
  • Works with the Project Manager and Superintendent to establish project priorities and critical path items.
  • Monitors project material procurement by utilizing a material tracking log to identify long-lead items and obtain necessary approvals for procurement to prevent delays.
  • Follows up and maintains timely material deliveries.
  • Completes weekly status reports for Project Manager and Development Associate.
  • Procures and reviews proposals for various scopes of work and awards Subcontracts accordingly.
  • Prepares all subcontractor agreements and develops trade specific schedule of values.
  • Reviews contracts for all pertinent information and coordination with subcontractors, design team, development team, and accounts payable.
  • Assists with management of project budgets, schedules, manpower and cash flow.
  • Participates in working drawing process/value engineering.
  • Analyzes project requirements to prepare time, cost, materials, and labor estimates.
  • Verifies accurate financial forecasting for preconstruction projects.
  • Collaboratively manages the change management process by reviewing, negotiating, and executing subcontractor change orders.
  • Generates monthly schedule and job cost update reports.
  • Monitors safety and quality assurance programs on assigned project.
  • Notifies appropriate trade/supplier of deficiencies in coordination with Superintendent.
  • Coordinates warranty program for completed project.
  • Assists the Project Manager in all other duties regarding projects from the conceptual stage to the project close-out.
  • Makes recommendations and modifications regarding project performance, business needs, etc.
  • Ability to have flexibility with working schedule based on business and deadline needs.
  • All other tasks assigned or directed.
