About The Position

This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. The role completes resident work orders and preventative maintenance, prepares vacant apartments for new residents, manages maintenance supplies and documentation, and helps maintain common areas and grounds. It also supports safety and cost-control programs and may inspect work by contractors and participate in property inspections. The listed hourly range is $33.00–$35.00.

Requirements

Be able to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Be able to work indoors and outdoors in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
Be able to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Hold EPA Type I and II or Universal refrigerant-recycling certifications if working as a Certified Service Technician.
Hold certifications required by applicable state and local jurisdictions.
Have a valid driver’s license to operate a golf cart on the property when applicable.

Responsibilities

Complete assigned resident service work orders and preventative maintenance by diagnosing problems and making repairs in accordance with company policies, procedures, safety standards, and code requirements.
Prepare vacant apartments for leasing and move-ins by conducting pre-move-out inspections, creating maintenance punch lists, coordinating vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
Track maintenance inventory, return unused items to their designated locations, and notify the maintenance supervisor about reordering needs.
Complete service-request documentation and other paperwork accurately and promptly.
Maintain grounds, common areas, and amenities by removing debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost-control efforts by repairing parts when possible, avoiding waste, and using tools and equipment correctly.
Comply with safety and risk-management policies, attend routine safety meetings and required training, and report accidents and incidents promptly and accurately.
Periodically inspect contractors’ and vendors’ work, materials, and services to verify they meet quality standards, scope, and specifications.
Assist with routine and periodic property inspections to identify safety and risk-management concerns, maintain the property, and communicate its physical needs to management.
Travel occasionally, if required, to assist other properties or attend training, meetings, or other business activities.
Work a flexible schedule that includes taking call during evenings, weekends, and holidays.
