About The Position

The Assistant Maintenance Manager maintains and enhances the value of the assigned community and assumes the Maintenance Manager’s responsibilities when that manager is unavailable. The role is based on site and involves maintaining apartment-community systems and grounds, responding to maintenance needs, and supporting safe, clean, and well-maintained property operations. The position requires a flexible schedule that may include weekdays, nights, and weekends, including Saturdays and Sundays, as needed to meet business needs.

Requirements

• EPA certification is required.
• At least one year of multifamily maintenance experience and/or training, or a qualifying combination of education and experience.
• Basic skills in Microsoft Office Suite.
• Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
• Ability to push or pull items, reach overhead, bend, stoop, or kneel as required.
• Manual dexterity and ability to grasp tools.
• Ability to see well enough to perform inspections, read blueprints and schematics, and read computer screens.
• Ability to hear and understand verbal communications in person and over the phone or computer, and to detect sounds that may indicate issues, such as machinery noises or alarms.
• Ability to occasionally lift or carry items weighing up to 50 pounds; heavier items may be lifted with team-member or equipment assistance.
• Ability to operate maintenance tools, including power tools, ladders, and lifts, as well as a computer, keyboard, mouse, and other office equipment.
• A flexible schedule that can include weekdays, nights, and weekends, including Saturdays and Sundays, as needed.

Nice To Haves

Responsibilities

• Coordinate and respond promptly to emergency on-call and after-hours maintenance assignments.
• Complete work orders and maintenance tasks within 24–48 hours, update records in the computer system, and address pending tasks with clear completion expectations.
• Document maintenance activities and communicate clearly with residents, team members, and supervisors, including status updates and explanations of ongoing work.
• Troubleshoot, diagnose, and repair issues involving HVAC, electrical, plumbing, pools, flooring, carpentry, drywall, and exterior maintenance.
• Perform sheetrock repairs promptly to maintain the community’s appearance and structural integrity.
• Ensure compliance with company and regulatory policies, including OSHA regulations and safety and environmental laws.
• Collaborate with maintenance team members, other departments, and external contractors to support property maintenance and teamwork.
• Conduct preventive maintenance to avoid potential issues and uphold property quality.
• Assess property safety and cleanliness standards, ensuring regulatory compliance and supporting resident well-being.
• Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
• Assume the Maintenance Manager’s responsibilities during that manager’s absence, supporting continuity of maintenance operations and decision-making.
