About The Position

The Assistant Maintenance Manager carries out the duties necessary to maintain and enhance the value of the assigned community and assumes the Maintenance Manager’s responsibilities when the Maintenance Manager is unavailable. The role is based on site and includes outdoor work with exposure to the elements, as well as possible work in confined spaces, at heights, or in potentially hazardous areas. A flexible schedule is required, with weekdays, nights, and weekends, including Saturdays and Sundays, as needed to meet business needs.

Requirements

One year of multifamily maintenance experience and/or training, or an equivalent combination of education and experience.
EPA certification.
Basic skills in Microsoft Office Suite.
Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
Ability to push or pull items, reach overhead, bend, stoop, or kneel as required.
Manual dexterity to use hands and fingers and grasp tools.
Ability to see well enough to perform inspections, read blueprints and schematics, and read computer screens.
Ability to hear and understand in-person and electronic verbal communications and detect sounds that may indicate issues, such as machinery noises or alarms.
Ability to occasionally lift or carry up to 50 pounds; heavier items may be lifted with assistance or equipment.
Ability to operate maintenance tools, including power tools, ladders, and lifts, as well as a computer and standard office equipment.

Nice To Haves

High school diploma or GED.
CPO certification.
Valid driver’s license.

Responsibilities

Coordinate and respond promptly to emergency on-call and after-hours maintenance assignments.
Complete work orders and maintenance tasks within 24–48 hours, update records in the computer system, address pending tasks, and set clear completion expectations.
Document maintenance activities and communicate with residents, team members, and supervisors, providing status updates and explanations of ongoing work.
Troubleshoot, diagnose, and repair issues involving HVAC, electrical, plumbing, pools, flooring, carpentry, drywall, and exterior maintenance.
Perform sheetrock repairs to maintain the community’s aesthetics and structural integrity, promptly addressing damage.
Ensure compliance with company and regulatory policies, including OSHA regulations and safety and environmental laws.
Collaborate with maintenance team members, other departments, and external contractors to support property maintenance and teamwork.
Conduct preventive maintenance to help avoid potential issues and uphold property quality.
Assess property safety and cleanliness standards, ensuring regulatory compliance and supporting resident well-being.
Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
Assume the Maintenance Manager’s responsibilities during their absence to ensure continuity of maintenance operations and decision-making.
