About The Position

The Assistant Maintenance Manager helps preserve and protect a residential community’s buildings and assets while supporting residents and maintaining a high standard of service. The role combines hands-on troubleshooting and repairs with oversight of apartment make-ready work, preventative maintenance, property upkeep, and efficient operation of building systems. The Assistant Maintenance Manager leads by example, motivates others, and promotes Bozzuto’s values and standards. The position requires working weekends and participating in an emergency on-call rotation. It includes responding to emergency situations at the property and working in varying weather conditions. The role is eligible for additional bonus opportunities and offers a salary range of $62,500–$64,000 USD.

Requirements

EPA Universal Certification.
At least 5 years of experience in the trades, facilities, and/or residential building maintenance.
Knowledge of risk management, OSHA, and MSDS.
Proficiency in HVAC, plumbing, electrical trades, and appliance repair.
Basic carpentry, drywall, and painting skills.
A safety mindset and attention to detail.
Excellent written and verbal communication skills.
Professional appearance.
Basic proficiency with Microsoft Office and comfort using technology platforms, apps, and computer programs.
Availability for property emergencies, including participation in an on-call rotation.
Ability to exert 25 to 50 pounds of force frequently and/or 10 to 20 pounds of force constantly, climb stairs, use ladders, and work in varying weather conditions.

Nice To Haves

Strong leadership aptitude and supervisory experience.
An HVAC, EPA, and/or NAPE certification.
Exposure to complex mechanical systems such as central plants, split systems, boilers, and chillers.
A builder’s mentality and familiarity with the property as though you built it.

Responsibilities

Follow up with residents in a timely manner and complete apartment service tickets meticulously.
Resolve maintenance issues involving HVAC, electrical, plumbing, and appliance repair.
Manage apartment make-ready and turnover processes accurately and on time.
Execute preventative maintenance programs to preserve building value.
Maintain the building’s appearance and community safety through general upkeep, cleanliness, snow removal, and grounds maintenance.
Sustain peak-efficiency operation of property components.
Comply with applicable building, county, and safety codes and standards while maintaining an accident-free operation.
Work weekends and participate in the emergency on-call rotation.
