About The Position

The Assistant Maintenance Manager maintains and enhances the value of the assigned community and assumes the Maintenance Manager’s responsibilities when that manager is unavailable. The role is based on site and includes responding to maintenance needs, completing repairs and preventive maintenance, keeping records, supporting safety and cleanliness, and coordinating with residents, colleagues, and contractors.

The position requires a flexible schedule that may include weekdays, nights, and weekends, including Saturdays and Sundays, as needed to meet business needs. Employees may work outdoors and encounter the elements, confined spaces, heights, or potentially hazardous areas. The role is associated with apartment maintenance and similar maintenance technician or assistant supervisor positions.

Requirements

• Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
• Ability to push or pull items, reach overhead, bend, stoop, or kneel as required.
• Manual dexterity and ability to grasp tools.
• Ability to see to perform inspections, read blueprints and schematics, and read computer screens.
• Ability to hear and understand verbal communications in person and through a phone or computer, and to detect sounds that may indicate issues, such as machinery noises or alarms.
• Ability to occasionally lift or carry items weighing up to 50 pounds; heavier items may be lifted with assistance from team members or lifting equipment.
• Ability to operate maintenance tools, including power tools, ladders, and lifts.
• Ability to operate a computer, keyboard, mouse, and other office equipment.
• Ability to work on site, including outdoors and in confined spaces, at heights, or in potentially hazardous areas.
• Flexible availability for weekdays, nights, and weekends, including Saturdays and Sundays, as business needs require.

• A valid driver’s license is preferred.

Responsibilities

• Coordinate prompt responses to emergency on-call and after-hours maintenance assignments.
• Complete work orders and maintenance tasks within 24–48 hours, update records in the computer system, address pending tasks, and set clear completion expectations.
• Document maintenance activities and communicate clearly with residents, team members, and supervisors, including providing status updates and explanations of ongoing work.
• Troubleshoot, diagnose, and repair issues involving HVAC, electrical, plumbing, pools, flooring, carpentry, drywall, and exterior maintenance.
• Perform sheetrock repairs to maintain the community’s aesthetics and structural integrity.
• Ensure compliance with company and regulatory policies, including OSHA regulations and safety and environmental laws.
• Collaborate with maintenance team members, other departments, and external contractors to coordinate property maintenance.
• Conduct preventive maintenance to help avoid potential issues and uphold property quality.
• Assess property safety and cleanliness standards to support regulatory compliance and resident well-being.
• Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
• Assume the Maintenance Manager’s responsibilities during their absence to maintain continuity of operations and decision-making.
