About The Position

Provides day-to-day maintenance management for a select group of properties as assigned within a particular region or regions. Takes a team approach to successfully execute, troubleshoot, and monitor day-to-day maintenance related responsibilities at multiple properties. Maintains a fast-paced schedule which may include monthly overnight travel. Responsibilities include but are not limited to: effectively executing on preventative maintenance, working with and managing external contractors to complete capital projects and other property repairs through the required bid-process at properties, executing on required day-to-day tasks for employee and resident safety, hands-on facilitation to ensure inspection readiness with external agencies through work order completion and coordination, and providing hands on training, onboarding, mentoring and performance management. This position will cover the MetroWest/Boston area with sites in Hudson, Littleton, Framingham, Maynard, Westwood, Medfield and other locations as assigned.

Requirements

  • High School Diploma or GED required.
  • Five years of related property maintenance or construction supervision work experience.
  • Proficient with Excel, Yardi and other systems as required.
  • Designated certifications as required.
  • Ability to manage and supervise maintenance staff.
  • Ability to manage multi-priorities and multi-tasks for portfolio properties.
  • Possess analytical skills along with neat and orderly work habits.
  • Maintain a valid driver’s license.
  • Possess adequate knowledge of plumbing, electrical, and heating systems.
  • Ability to handle emergency situations and pressure due to complexity and time sensitivity.
  • Ability to be an active team member within the Company.
  • Ability to preserve and respect resident and applicant confidentiality.
  • Lift up to 50 pounds.
  • Climb and work on ladders.
  • Work with arms raised overhead.
  • Stand/walk for long periods of time.
  • Climb stairs.
  • Bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.

Nice To Haves

  • Bachelor’s Degree or Certificate in facilities management, engineering, architecture or similar discipline is preferred.
  • Able to maintain a fast-paced schedule which may include monthly overnight travel for up to a week at a time.
  • Must be available to support the team and provide supervisory support and assistance 24 hours per day, seven days a week (excluding vacations or personal emergencies).

Responsibilities

  • Provides day-to-day maintenance management for assigned properties.
  • Executes preventative maintenance tasks.
  • Manages external contractors for capital projects and property repairs.
  • Ensures employee and resident safety.
  • Facilitates inspection readiness with external agencies through work order completion and coordination.
  • Provides training, onboarding, mentoring, and performance management for maintenance staff.
  • Supports day-to-day operations by working with maintenance employees and contractors.
  • Completes maintenance inspection checklists to identify and remediate deficiencies and risks.
  • Assists in executing new staff training and orientation for Maintenance Supervisors.
  • Ensures apartment turnovers and renovations are completed efficiently and timely.
  • Collaborates on executing capital projects and supply ordering.
  • Implements safety practices, conducts training, and performs audits.
  • Troubleshoots operational problems and schedules daily, weekly, and monthly tasks.
  • Participates in energy and utility savings initiatives.
  • Reviews payroll issues for maintenance team members.
  • Executes and coordinates disaster recovery efforts.
  • Prepares requisitions and contracts for maintenance equipment, supplies, and services.
  • Prepares, maintains, and executes maintenance and capital improvement budgets.
  • Assists with snow removal.
  • Maintains professional and cooperative relationships with residents and staff.
  • Ensures team members participate in monthly safety training.
  • Attends construction job meetings.
  • Resolves employee issues collaboratively with the Property Manager.
  • Conducts maintenance meetings.
  • Assumes duties of other site maintenance staff during vacancies or extended time off.
