About The Position

The Maintenance Director is responsible for the overall operation, maintenance, safety, and appearance of the facility and grounds within a long-term care and rehabilitation environment. This position ensures that the building, equipment, resident rooms, life safety systems, and utilities are maintained in compliance with federal, state, local, and company regulations. The Maintenance Director plays a critical role in providing a safe, comfortable, and functional environment for residents, visitors, and staff while supporting quality resident care and operational excellence. The Maintenance Director supervises maintenance personnel, coordinates preventative maintenance programs, oversees emergency repairs, and ensures compliance with life safety, infection control, OSHA, and healthcare facility regulations.

Requirements

High school diploma or GED required.
Minimum of 3–5 years of maintenance experience required.
Knowledge of HVAC systems, Plumbing, Electrical systems, Carpentry, Mechanical repairs, and Life safety regulations.
Strong understanding of healthcare facility compliance standards.
Ability to read blueprints, manuals, and technical documents.
Strong organizational and problem-solving skills.
Excellent communication and leadership abilities.

Nice To Haves

Technical certification, trade school education, or equivalent experience preferred.
Previous supervisory experience in a healthcare, rehabilitation, or long-term care setting preferred.

Responsibilities

Oversee daily maintenance operations of the facility, including resident rooms, therapy areas, kitchens, laundry areas, offices, and common spaces.
Maintain heating, ventilation, air conditioning (HVAC), plumbing, electrical, and mechanical systems.
Perform routine inspections to identify repair and safety needs.
Ensure timely completion of work orders and preventative maintenance schedules.
Maintain all facility equipment in safe and proper working condition.
Coordinate repairs and maintenance with outside contractors and vendors when necessary.
Ensure facility grounds, sidewalks, parking lots, fencing, and landscaping are properly maintained.
Monitor utility usage and implement energy-saving initiatives when appropriate.
Maintain backup generators and ensure emergency systems are operational at all times.
Ensure compliance with all federal, state, and local regulations related to healthcare facility maintenance.
Maintain compliance with CMS regulations, State health department requirements, OSHA standards, Fire marshal inspections, Life Safety Code standards, and Infection control protocols.
Conduct and document routine fire drills and emergency preparedness exercises.
Maintain fire alarm systems, sprinkler systems, extinguishers, exit signs, smoke detectors, and emergency lighting.
Prepare for and participate in state surveys and inspections.
Maintain accurate maintenance logs, inspection records, and compliance documentation.
Develop and implement a comprehensive preventative maintenance schedule.
Maintain documentation for all preventative maintenance activities.
Ensure routine servicing of HVAC systems, boilers and water heaters, electrical systems, plumbing systems, kitchen and laundry equipment, therapy and rehabilitation equipment, and resident care equipment.
Monitor maintenance trends and recommend capital improvements when necessary.
Ensure the facility maintains a safe environment for residents, visitors, and staff.
Respond promptly to emergency maintenance issues and after-hours facility emergencies.
Participate in the facility emergency preparedness program.
Coordinate disaster preparedness procedures for severe weather, power outages, floods, fires, and other emergencies.
Ensure compliance with infection prevention and control standards during repair work and construction projects.
Maintain Safety Data Sheets (SDS) and ensure proper chemical storage practices.
Supervise maintenance department staff and oversee daily assignments.
Train and mentor maintenance personnel on safety procedures, equipment operation, and regulatory compliance.
Conduct employee evaluations, coaching, disciplinary actions, and scheduling.
Promote teamwork and professional communication among departments.
Participate in department head meetings and interdisciplinary care meetings as needed.
Manage department budgets and monitor maintenance expenditures.
Order supplies, tools, equipment, and replacement parts as needed.
Maintain inventory of maintenance supplies and equipment.
Obtain vendor quotes and oversee contracted services.
Assist administration with capital expenditure planning and facility improvement projects.
