About The Position

HSL is a locally owned and operated real estate development and management company with a significant presence in Arizona. They are seeking motivated, service-oriented individuals to join their growing team. The Assistant Community Director plays a crucial role in managing all aspects of a community, including financial operations, resident relations, and team management. This role requires a blend of leadership, creativity, collaboration, and critical thinking, with a strong emphasis on problem-solving and customer service within a dynamic, resident-focused environment.

Requirements

  • Communication skills (both verbal and written) and strong interpersonal skills.

  • Ability to add, subtract, multiply, and divide all units of measure, using whole numbers, common fractions and to compute rates, ratios, discounts, commissions, and bonuses.
  • Ability to translate financial and legal real estate terminology into common language and interpret a variety of instructions.
  • Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists.
  • Knowledge of and the ability to articulate legal procedures for evictions in local area.
  • Ability to apply reasoning and logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.

  • Basic bookkeeping, computer, internet, email, presentation, and typing skills.
  • 40-hour flexible work week.
  • Weekly schedule requires weekends.
  • High school diploma or GED equivalent.
  • 6 months to 1 year experience in property management, apartment leasing, community director positions, or a related field is preferred.
  • Working knowledge of or experience with Section 8 housing, eviction law, Fair Housing mandates and other legal issues affecting property management.
  • Computer proficient in Windows, MS Office, Word, Excel, Outlook, Internet.
  • Reliable transportation for use in business related tasks/duties as assigned, including a Valid driver’s license and current automobile insurance.

Nice To Haves

  • Bilingual language skills (i.e., Spanish) are a plus.
  • ARM, CPM or CAM designations are a plus.
  • Experience with various property management software, such as YARDI, RentCafe and YieldStar is preferred.

Responsibilities

  • Work with the Community Director to manage all aspects of the community, including financial operations, resident relations, and team management.
  • Perform duties associated with accounts payable and accounts receivable, maintain accurate property accounting records, and perform leasing functions as needed.
  • Maintain positive customer relations.
  • Greet potential residents, showcase the community, and utilize closing techniques.
  • Handle inquiries or issues from prospects, residents, staff, vendors/suppliers, etc.
  • Possess proficiency in all phases of the leasing process, resident retention/renewals, HSL policies, market conditions, and community features.
  • Maintain accurate resident records including all rents, deposits, and application fees.
  • Supervise the Leasing Team in accordance with HSL policies and applicable laws, and be responsible for training and managing assigned employees.
  • Assist in the collection of delinquent rent and issue appropriate notices.
  • Ensure all bank deposits are made immediately.
  • Participate in inspecting move-in/move-outs with residents and vacancies and process all resident move-out paperwork.
  • Inspect the community and common areas and report any service needs to maintenance staff.
  • Handle service requests from residents and properly route requests to maintenance.
  • Purchase necessary office or community-related supplies and adhere to established budgeted guidelines.
  • Shop competition and maintain awareness of market conditions, competitive changes, and industry trends.
  • Verify quality and accuracy of outside advertising sources and provide trend report information.
  • Plan, conduct, and participate in resident-related events, functions, and promotions, and coordinate all communications.
  • Communicate effectively with vendors, contractors, and HSL stakeholders.
  • Organize, maintain, and update all applicable reports, procedures, and paperwork.
  • Promptly and professionally report to the Community Director any changes, issues, or updates affecting their community, staff, or HSL.
  • Complete any additional duties assigned by the Community Director or Regional Asset Manager.
  • Assume all responsibilities of the Community Director in their absence.
