About The Position

The Assistant Community Director role at Kairoi Residential is a dynamic leadership and financial management position that impacts the resident's entire lifecycle within a community. This role serves as the right-hand leader to the Community Director, assisting in the oversight of community operations, including financial management, resident relations, supplier relationships, and contract execution.

Requirements

  • 2-3 years of industry experience or experience in a related hospitality or customer service environment.
  • Familiarity with federal, state, and jurisdictional laws and regulations concerning multi-family housing, evictions, Fair Housing, and associate safety.
  • Strong foundation in financials and the ability to accurately calculate figures such as concessions, late fees, prorated rates, etc.
  • Remarkable sense of professionalism, especially when dealing with resident issues, future residents, and emergency situations.
  • High attention to detail.
  • A positive, customer-focused attitude and willingness to serve.
  • Possession of a valid driver’s license with no major infractions in the last 12 months.

Nice To Haves

  • An Associate’s Degree, or equivalent from a college or technical school is preferred.

Responsibilities

  • Lead resident relations and retention programs.
  • Handle and resolve resident concerns and complaints.
  • Initiate and manage the lease renewal process.
  • Ensure timely rent payments and manage delinquent balances.
  • Accurately process and collect all rent-related payments, including late fees and concessions.
  • Prepare bank deposits.
  • Assist with resident evictions in compliance with legal orders and directions.
  • Coordinate resident move-in and move-out details.
  • Process paperwork accurately, maintain resident files, and ensure confidentiality of sensitive information.
  • Prepare weekly traffic, renewal, and financial reports.
  • Ensure the office team has necessary supplies.
  • Carry out supervisory responsibilities in the absence of the Community Director.
  • Initiate and deliver resident lease violations and late notices.
  • Communicate and ensure adherence to organizational policies and protocols.
  • Conduct regular apartment home inspections for move-in readiness.
  • Inspect apartment homes upon resident move-out for accurate Final Account Statement preparation.
