About The Position

The Associate, Asset Management supports the performance, reporting, and strategic execution of Carr Properties’ portfolio of office and multi-family assets. This position works across leasing, financial reporting, budgeting, valuation, and investment decision-making, and is responsible for producing accurate, decision-ready analyses and materials for executive leadership, the Board, Operating Committee, FP&A, and other stakeholders. The role requires strong analytical ability, attention to detail, sound judgment, and the ability to manage recurring deliverables in a deadline-driven environment.

Requirements

  • Strong understanding of commercial real estate asset management, including leasing economics, valuation methodology, discounted cash flow analysis, budgeting, and portfolio reporting.
  • Strong written and verbal communication skills.
  • Basic presentation skills (and a strong aptitude for development in this area) will be critical to advancement.
  • Ability to manage multiple priorities and recurring deadlines in a fast-paced, deadline-driven environment.
  • Strong judgment, problem-solving ability, and attention to detail.
  • Collaborative mindset and ability to work effectively across functions and with internal and external stakeholders.
  • Advanced Excel skills, including financial modeling, data organization, tie-outs, and use of linked workbooks and standardized templates.
  • Working proficiency in Argus Enterprise.
  • Strong computer skills, including fluid knowledge of PowerPoint.
  • Ability to leverage AI tools to increase efficiency and productivity.
  • Ability to recognize the needs and concerns of customers and co-workers.
  • Ability to work within set standards and procedures; receive guidance and supervision; follow work rules and safety and security practices.
  • Demonstrate high levels of creativity and energy.
  • Bachelor’s degree required.
  • Strong financial background, preferably with 2+ years of experience in commercial asset management and/or acquisitions of institutional quality office buildings, with experience in property operations, lease documentation, underwriting, due diligence, financial management and reporting.

Responsibilities

  • Collaborate with asset management, leasing, accounting, FP&A, property management, construction management, legal, external appraisers, brokers, and senior leadership to ensure timely and accurate outputs.
  • Perform lease and deal-level underwriting, including comparison to original underwriting, evaluation of value accretion or dilution, and net effective rent analysis.
  • Assist in preparation and strategy development of annual Asset Strategy Reviews (including IRR/NPV hold period analysis).
  • Support semi-annual valuation processes by organizing source data, reviewing appraisal models, analyzing value changes, challenging assumptions, and documenting review procedures in accordance with internal control and audit requirements.
  • Coordinate lease-execution workflows by updating trackers and models, calculating broker commissions, and routing supporting documentation through required approval channels.
  • Assist in the preparation of annual business plans and budgets by updating lease assumptions, coordinating with internal teams, and reconciling assumptions across systems and reporting materials.
  • Monitor portfolio and market activity, including lease rollover exposure, known vacates, market leasing assumptions, and competitive conditions, and incorporate these inputs into reporting and recommendations.
  • Assist in preparing quarterly board package, including maintaining and validating key reporting files and models, including occupancy trackers, Argus working models, leasing trackers, commission trackers, and capital spend workbooks.
  • Primary departmental liaison with development and implementation of IT initiatives.
  • Maintain organized workpapers, analyses, and correspondence to preserve continuity, auditability, and institutional knowledge.
  • Identify inconsistencies, surface risks, and escalate issues that may affect valuations, leasing economics, budget assumptions, or executive reporting.
