About The Position

This role oversees the operational and financial performance of five small apartment communities managed from one central office. The Area Property Manager will lead on-site teams, drive occupancy and resident satisfaction, and ensure each property operates efficiently and profitably. The position involves managing the day-to-day operations of scattered-site residential communities, preparing and monitoring separate budgets for each property, overseeing rent collections, delinquency management, and lease compliance. It also includes approving leases, renewals, and resident documentation, evaluating market conditions and recommending pricing and concession strategies, reviewing invoices, controlling expenses, and managing vendor contracts. The role requires conducting regular property walks and inspections, overseeing maintenance operations and capital improvement projects, resolving escalated resident concerns, and recruiting, training, coaching, and supervising leasing and maintenance staff to create a positive, accountable, and collaborative team culture.

Requirements

  • At least 3 years of property management experience, preferably overseeing multiple communities.
  • Strong knowledge of budgeting, financial reporting, and rent collections.
  • Proven ability to lead, motivate, and develop teams.
  • Experience with leasing, resident retention, and customer service.
  • Understanding of Fair Housing laws and property management regulations.
  • Excellent organizational and time management skills.
  • Proficiency with property management software and Microsoft Office.
  • A valid driver’s license and reliable transportation.
  • A proactive mindset, strong problem-solving skills, and commitment to operational excellence.
  • Ability to travel regularly between properties.
