Requirements

  • 6+ years of multi-family experience.
  • 2+ Proven leadership experience in a Regional capacity.
  • Strong understanding of construction practices, building codes, and ADA requirements.
  • Familiarity with risk management and quality assurance.
  • Proficiency in general maintenance (HVAC, plumbing, electrical).
  • Basic mathematical skills.
  • Proficiency with Microsoft 365, including Word, Excel, and Project, is required.

  • Certified Pool Operator (CPO) Certification is preferred
  • Familiarity with on-site resident management software is preferred.

Responsibilities

  • Responsible for ensuring physical compliance with Florida House Bill 837 (HB837), focusing on risk mitigation related to negligent security and premises liability
  • Oversee the implementation of recommendations/needs revealed through Crime Prevention Through Environmental Design (CPTED) assessments
  • Coordinate security-related enhancements and ensure their continued operation
  • Manage reoccurring tracking documentation
  • Work cross-functionally to ensure legal and operational adherence to the statute
  • Develop and deliver internal training related to HB837 obligations.
  • Communicate regularly with stakeholders (property managers, legal counsel, construction teams) on compliance status and action items
  • Ensure the property maintains its aesthetic appearance, monitor work order status, track make-ready unit progress, and ensure compliance of community maintenance shops with established policies and procedures.
  • Conduct regular on-site inspections to verify adherence to inventory control programs.
  • Manages the implementation and training of emergency plans, policies, and procedures at each property with all team members and is available as a point of contact during and after large-scale emergencies.
  • Review all capital projects with the Regional Construction & Facilities Manager and VP of Construction and Facilities Management before or upon approval.
  • Assist with outlining, developing, and managing specific capital projects as directed.
  • Define the timeline and expectations for capital projects with site members and vendors before project commencement.
  • Coordinate project completion with the in-house Construction Management division.
  • Assist other teams during the due diligence process for potential new acquisitions.
  • Review materials, bids, scopes of work, and finish packages to prepare properties for marketing and sale.
  • Communicate budgets, scopes of work, and job expectations to project teams.
  • Monitor renovation project budgets in real time and submit any budget reallocations to the VP.
  • Manage procurement and award bids/contracts to local subcontractors, vendors, and suppliers, ensuring final approvals from the VP.
  • Visiting project sites on a bi-weekly basis and participating in construction calls for renovation projects.
  • Developing and finalizing action plans; establishing production, productivity, quality, and customer service standards; resolving issues; conducting audits; recognizing trends; identifying system enhancements; and implementing changes.
  • Ensures effective communication and collaboration with architectural and engineering contacts, city and county building officials, local businesses, as well as police and fire departments to support the successful execution of projects.
  • Support the implementation of environmentally friendly initiatives.
  • Maintain a safe and secure job site.
  • Travel up to 50% required.
