About The Position

UDR, Inc. is seeking an Affordable Housing Specialist to join their operations team in Southern, CA. This role supports multiple properties and offices out of Eight 80 in Newport Beach, CA. The primary responsibility is to maintain compliance, monitor, and manage Affordable Housing Programs. This includes processing new applicants, renewals, managing waitlists, and ensuring adherence to local and state regulations for assigned properties.

Requirements

  • Experience in residential properties, property management, or related business operation is required.
  • Experience working with federal housing programs.
  • Experience with financial eligibility determination.
  • Experience with other affordable housing programs.
  • Administrative experience.
  • Section 8 experience.

Nice To Haves

  • OneSite software experience is a plus.
  • Bachelor’s degree and equivalent experience preferred.

Responsibilities

  • Maintain up-to-date knowledge on all Affordable Housing Program regulations.
  • Update application renewal and affordable unit leasing documentation as necessary.
  • Process applications for Affordable Housing and Section 8 applicants, including credit and resident certification.
  • Approve qualified applications.
  • Maintain participant files to ensure completeness of required documentation and verifications.
  • Educate and advise residents regarding program issues.
  • Conduct program orientations for participants as needed.
  • Stay current on affordable housing policy changes and confirm community compliance with local and state rules.
  • Collaborate with monitoring agents and program administrators to ensure maximum allowable rents and income levels.
  • Review utility allowance schedules to ensure company compliance and recognize the greatest possible net rents.
  • Provide superior customer service to internal and external customers.
  • Prepare and confirm required data entry for month-end reporting.
  • Investigate and take appropriate action for fraud, unreported income, etc., ensuring actions are correct and timely.
  • Provide backup to sales as needed, assisting prospects with questions about lease terms and the local area.
  • Assist communities with reports and tasks associated with operations and compliance with laws and company policies.
  • Assist the Business Manager team with rent, utility payments, and fee collection to reduce delinquency and bad debt.
  • Perform administrative tasks associated with site operations, including accounting, financial reporting, reconciling resident accounts, and other clerical tasks.
  • Assist with resident communication as needed.
  • Assist other communities as necessary or requested.
  • Create, update, and conduct periodic Affordable Housing Program training for UDR associates.
  • Complete internal training for market-rate operations (One-Site – Navigation and Prospects, move-ins and rent, and move-outs).
  • Complete internal training for affordable housing operations (One-Site – Navigation of Receipts and Waitlists, Certifications and Charges).
  • Perform other duties as assigned or necessary.
