About The Position

Appalachian Field Service (AFS) is seeking experienced Acquisition Representatives to support high-profile Transmission and Fiber projects across the State of Georgia. These roles require strong negotiation skills, attention to detail, and the ability to execute land acquisition services in accordance with client guidelines and regulatory requirements. Candidates must demonstrate the ability to manage property owner relationships professionally, maintain accurate and timely reporting, and successfully negotiate property rights to meet project objectives. AFS is primarily seeking Senior-level Acquisition Representatives; however, qualified junior-level candidates will be considered. Candidates should be prepared for statewide travel and available to begin work following completion of onboarding requirements.

Requirements

  • Works independently to complete acquisition tasks (Senior)
  • Conducts full land rights acquisition efforts, including review of ownership records, valuations, construction plans, and supporting documentation (Senior)
  • Proven ability to lead complex negotiations and resolve property owner concerns (Senior)
  • Strong experience with title curative and documentation management (Senior)
  • Ability to prepare and review acquisition documents with accuracy (Senior)
  • Capable of creating Exhibit A drawings as needed (Senior)
  • May assist with public meetings and legal proceedings, including condemnation support (Senior)
  • Must possess a current Georgia Notary (Senior)
  • Works under direction of a Contract Coordinator to accomplish acquisition tasks (Junior)
  • Assists with title research, plan review, and property owner communications (Junior)
  • Supports negotiations and document preparation (Junior)
  • Maintains accurate and timely documentation, reporting, and file management (Junior)
  • Assists in preparing acquisition documents and reports (Junior)
  • Creates Exhibit A drawings as needed (Junior)
  • Must possess a current Georgia Notary (Junior)
  • Professional proficiency in English required
  • Proficiency in Microsoft Office and related systems
  • Strong business judgment and professional presence in negotiations

Responsibilities

  • Research property ownership, including locating and documenting vesting deeds, analyzing title reports, and running title forward at assignment, execution, and recording as needed to confirm current ownership
  • Create and maintain parcel data within the client’s designated system
  • Initiate and maintain communication with property owners using only preferred methods and times as specified by the property owner
  • Clearly identify as a representative (Supplier) for the client in all communications with property owners
  • Negotiate property rights in good faith using client-approved templates and financial parameters
  • Identify and escalate property owner concerns or public relations issues to the client
  • Notify the client of any requested deviations from standard easement agreements and follow appropriate escalation procedures
  • Report all project activity in the client’s designated system within 24 hours and maintain daily communication notes
  • Ensure proper execution of property rights documents in compliance with Georgia law
  • Submit payment requests and obtain required documentation (e.g., W-9s) in accordance with client guidelines
  • Upload complete and accurate documentation to client's designated system, ensuring all materials are legible and suitable for e-filing, including: Vesting deeds, title reports, plats, tax records, and verified contact information
  • Upload Secretary of State and probate documentation (as applicable)
  • Upload Appraisals, exhibits, parcel maps, and supporting materials
  • Upload Daily communication logs and executed agreements within 24 hours
  • If acquisition efforts are unsuccessful, document all activity and notify the client within 24 hours of final contact attempt
