About The Position

The Accounting Manager – Asset Management / Property Management supports Gilbane Development’s portfolio by serving as a critical link between Accounting and Asset Management, with primary responsibility for financial accuracy, asset-level analytics, and reporting integrity. The role supports primarily affordable housing assets, with exposure to commercial assets. This role ensures that property-level financial results are accurate, consistent, and analytically sound, and that accounting outputs are translated into meaningful insights for Asset Management decision-making. The Analyst plays a key role in month-end close coordination, asset-level performance analysis, budgeting and forecasting support, and internal, lender, and investor reporting.

Requirements

  • Bachelor’s degree in Accounting, Finance, Real Estate, or related field
  • 4–6+ years of experience in real estate accounting, financial analysis, or asset management
  • Experience supporting affordable housing portfolios preferred, exposure to commercial assets a plus.
  • Or equivalent combination of education and experience
  • Experience with RealPage or similar property management/accounting systems (e.g., Yardi)
  • Strong understanding of financial statements and accrual accounting
  • Ability to analyze rent rolls, lease structures, and operating performance
  • Knowledge of affordable housing programs preferred
  • Advanced Excel skills with strong analytical and problem-solving ability
  • Effective communicator capable of bridging Accounting and Asset Management
  • Detail-oriented, proactive, and execution-focused

Responsibilities

  • Reviews monthly financial statements for accuracy and consistency with operational activity
  • Supports accrual analysis and reclasses in coordination with property management accountants
  • Serves as the primary liaison between Accounting and Asset Management during close cycles
  • Supports preparation of month-end and quarter-end financial reporting for internal management, lenders, and investors
  • Ensures consistency across RealPage (or comparable systems), the general ledger, and reporting outputs
  • Supports financial tracking and reporting for affordable housing assets including LIHTC, HUD, and Section 8 portfolios
  • Analyzes asset and portfolio-level performance, including drivers of NOI (revenue & expenses), leasing activity, occupancy, and capital expenditures
  • Partners closely with Asset Managers to evaluate monthly property performance and identify trends, risks, and performance drivers
  • Conducts monthly variance analysis (actual vs. prior period and budget) and summarize key observations for Asset Management
  • Reviews and interprets rent rolls, lease data (affordable and commercial), collections, and concession activity
  • Confirms alignment between leasing activity, rent rolls, and general ledger results for the applicable reporting period
  • Supports understanding of lease structures, occupancy dynamics, and collection performance
  • Supports annual budgeting and periodic reforecasting efforts
  • Assists with budget-to-actual analysis and performance tracking
  • Builds and maintains KPI reports and identify opportunities for reporting and workflow improvements
