Accounting Manager — AI & Automation

Arboreal Management•Hilton Head Island, SC

About The Position

Arboreal is hiring an Accounting Manager to oversee accounting for an assigned book of work, primarily through AI agents operating on its Maynard property-management software platform alongside AppFolio. The role emphasizes accounting judgment, review, and quality control rather than managing a team or performing every task manually. The Accounting Manager directs automated workflows, handles complex reconciliations and investigations with AI, prepares and reviews journal entries, verifies agent output, and is accountable for accurate financials. The role spans accounts payable and receivable, corporate accounting, client onboarding and offboarding, and property financial statement review. The Accounting Manager works alongside three peer Accounting Managers to deliver timely, accurate financial statements and maintain reconciled balances across the portfolio. A shared pool of accountants handles a limited set of manual tasks and AI-assisted supporting reconciliations; they do not report to this role. The position reports directly to the Chief Financial Officer and works with the CFO and engineering team to experiment with and improve AI workflows, prompts, rules, and controls. The role is remote from the Philippines, with dependable internet and regular overlap with U.S. Pacific business hours. Working hours are coordinated with the CFO to support month-end close and reporting. This is an independent contractor (1099) engagement, not employment; compensation and start date are addressed separately in the engagement letter.

Requirements

  • Bachelor's degree in Accounting or Finance, or equivalent professional experience.
  • Solid accounting experience and a strong grasp of general ledgers, reconciliations, and financial statements.
  • Strong working knowledge of U.S. GAAP and U.S. accounting practices, including accruals, reconciliations, and month-end close.
  • Hands-on experience with AppFolio, including transacting, configuring, and reporting within the platform.
  • Enthusiasm for AI tools such as Claude Code, Codex, ChatGPT, or similar, and belief in technology's potential to change accounting work.
  • Analytical mindset and willingness to learn SQL, APIs, and automation; programming experience is not required.
  • Strong review judgment and ability to identify errors in accounting outputs.
  • Ability to work independently, own complex accounting problems, and deliver results through systems and coordination rather than a direct-report team.
  • Excellent written and verbal English communication and ability to coordinate with a U.S.-based leadership team and peer managers.
  • Ability to work remotely from the Philippines with dependable internet and regular overlap with U.S. Pacific business hours.
  • As an independent contractor, responsibility for own taxes and provision of a completed Form W-8BEN.

Nice To Haves

  • Experience in U.S. property management, real estate, or multi-entity accounting environments.

  • Experience onboarding new properties or entities or converting balances from a prior accounting system.
  • Comfort working across multiple AppFolio databases or tenants.

  • Provide the CFO with variance explanations, supporting schedules, and management reporting for lenders, owners, external tax preparers, and auditors.
  • Review AI-assisted and accountant-pool reconciliations and ensure balance-sheet balances are supported.
  • Confirm AP and AR subledgers tie to the general ledger and ensure cash, prepaids, accrued liabilities, intercompany, and interproperty balances are clean before financials are issued.
  • Investigate and clear aged, unapplied, or exception items and document resolutions for review and audit.
  • Oversee AP and AR invoice processing, payment runs, billings, receipts, related reconciliations, approvals, segregation of duties, and payment authorization.
  • Oversee management-company close activities, including accruals, prepaids, intercompany activity, account reconciliations, and corporate financial statements.
