About The Position

Schlegel Urban Developments Corp. is a mid-sized Kitchener based real estate development and management company. The company is recognized for it’s master planned residential subdivision projects and unique commercial developments, the most prominent being the mixed-use Williamsburg Town Centre and Wallaceton Marketplace, the Bauer Marketplace in Waterloo and the St. Jacobs Market District, home to Canada’s largest year-round indoor/outdoor farmers’ market and the new Stockyards Brewery & Restaurant. We are looking for that right individual who is looking to combine their passion for accounting with an interest for real estate, development and property management to join our growing and highly effective accounting group. Accounting Manager – Real Estate & Properties Reporting directly to the Controller, in this new role, the Accounting Manager – Real Estate & Properties is required to:

Requirements

  • 10+ years of experience in a progressive accounting role including 5+ years in an accounting management role
  • CPA designation required
  • Proficient in Microsoft Excel
  • Property management experience and industry knowledge
  • Independent self-starter that enjoys a hands-on small team environment
  • Excels at demonstrating attention to detail and achieving accuracy while adhering to deadlines on a consistent basis
  • Excellent communication and customer service skills, including tact, diplomacy and judgement to problem solve independently and in collaboration with other team members

Nice To Haves

  • Experience with Yardi products an asset, but not required, on-site training will be available

Responsibilities

  • Manage the tenant related life cycle for commercial and residential tenants including but not limited to:
  • Ensure all pertinent lease details for new tenants is captured and set up in Yardi.
  • Review and track tenant ledgers to ensure tenant deposits, recoveries, inducements, rent-free periods, rent deferral plans etc accurately posted and tracked and in accordance with accounting standards.
  • Ensure efficient turnover and transition of utility accounts by diligently working with tenants and utility companies. Calculate and invoice utilities for turnover delays.
  • Lead annual operating cost reconciliation process. Budget, calculate and communicate annual operating cost reconciliation with tenants.
  • Be a knowledgeable point of contact for tenant relations and act as an information liaison between tenants and management.
  • Work with VP Leasing & Commercial Real Estate on monitoring property tax increases, MPAC reporting and support external property tax consultants with cost reduction efforts.
  • Own accounts receivable collection process to reduce delinquencies and strive for continued improvement to collection procedures.
  • Performance Manager of A/R and A/P staff (2-3 direct reports).
  • Develop, review and update policies and procedures for accounting cycle
  • Record routine transactions (mortgage payments, recurring journal entries, amortization etc.)
  • Lead the month end and year end closing procedures including balance sheet reconciliations and financial statement preparation for Schlegel Urban Developments Corp. and various related companies. Including appropriate accounting treatment and note disclosures.
  • Provide financial statement commentary and analysis where required.
  • Manage (with the support of the Controller) the year end audit process. Gather and review supporting documentation for external auditors.
  • Manage construction financing draws for future construction and land development projects.
  • Manage monthly filings and payments for EHT, HST, WSIB, Corporate tax instalments.
  • Review general ledger monthly for accuracy and variance from budget and investigate variances for reasonableness. - Provide training to junior staff miscoded transactions.
  • Manage annual budgeting process and support the controller in consolidating divisional budgets for board approval
  • Provide expert accounting reports and analysis as required to support leadership decision-making.
  • Support VP Leasing & Commercial Real Estate and property management staff in financial accounting matters
  • Report to external parties (banks, MPAC, CRA etc.).
