About The Position

Supervises personnel involved in the maintenance and operation of the central A/C system, auxiliary equipment, emergency diesel generators, pneumatic controls elevators; responsible for supplying heat, power, ventilation, gas water and maintaining water treatment program.

Requirements

  • High School Diploma or GED
  • Minimum of 5 years of general maintenance experience in heating, ventilation and air conditioning (H.V.A.C.) systems including plumbing and electrical systems with experience in a lead role
  • Possess an FDNY unlimited refrigeration certificate of fitness upon hire (Q01)
  • Possess an FDNY Fuel oil piping/storage certificate of fitness upon hire (P98)
  • Possess an FDNY Torch Use of Flammable Gases certificate of fitness upon hire (G-60)
  • Proficient in building management systems, and computer-based systems for controlling equipment
  • Ability to interpret plumbing, electrical and mechanical blueprints
  • Ability to respond to emergent conditions as required

Responsibilities

  • Supervises personnel involved in the maintenance and operation of the central A/C system, auxiliary equipment, emergency diesel generators, pneumatic controls elevators; responsible for supplying heat, power, ventilation, gas, water and maintaining water treatment program
  • Oversees the HVAC shop and the respective staff
  • Operates and inspects daily ( 4 ) centrifugal chillers and downstream air conditioning units and auxiliary equipment. Provides and schedules corrective action when necessary
  • Supervises preventive maintenance program of the physical plant facilities and schedules inspections while maintaining all preventive maintenance records and logs
  • Schedules and inspects steam distribution stations, pumps and auxiliary equipment; Records findings; schedules and provides corrective action when necessary
  • Partners with the responsibility for the emergency diesel generators.
  • Proficiency working with pneumatic controls and interpreting their drawings for troubleshooting
  • Schedules and maintains a proper water treatment program for open and closed systems
  • Performs related duties as required.
