About The Position

The City and County of Denver’s Community Planning and Development Department (CPD) is looking to hire a Zoning Inspector to join our Zoning Inspection Team. This position will focus on providing full performance inspection work enforcing Denver’s zoning code on new projects as well as existing violations in Denver. The ideal candidate will have a solid understanding of basic inspection, zoning, and/or construction principals, as well as a strong desire to learn and develop skills in the areas of construction plans review. The City and County of Denver offers a competitive salary commensurate with education and experience. The salary range for this position is $29.56-45.82/hour. New hires are typically brought into the organization between $30-34/hour, based on education and experience.

Requirements

  • Bachelor's Degree in Construction Management, Engineering, Architecture, Urban and Regional Planning, Landscape Architecture, Historic Preservation, Engineering, or a related field
  • One (1) year of experience performing complex inspections/investigations, plan review, or project coordination/management specific to development or land use, to ensure compliance with standards and ordinances
  • Experience reading and interpreting construction plans, site plans, blueprints, and architectural drawings.
  • Excellent interpersonal and customer service skills; a sense of diplomacy with the ability to communicate complex issues to varied audiences in an easy to understand manner
  • Comfortable having difficult face-to-face conversations regarding code violations and required corrective actions, with strong mediation skills and the ability to gain voluntary compliance through empathy, professionalism, and effective communication
  • Strong organizational and time management skills with the ability to balance multiple inspections, priorities, and administrative responsibilities
  • A keen eye for detail with the ability to identify discrepancies between approved plans and field conditions.
  • Excellent writing, public speaking, and broad communication skills
  • Some knowledge of architectural history, construction materials and techniques
  • Skills in applying design guidelines and standards to a wide variety and complexity of project types
  • Comfort working independently in the field for the majority of the workday in a variety of weather conditions
  • Requires a valid Driver's License at the time of application
  • Licenses and certifications must be kept current as a condition of employment

Nice To Haves

  • Some experience with historic preservation is preferred, but not required
  • Bilingual in English and Spanish is preferred, but not required.

Responsibilities

  • Review landmark and zoning compliance for all projects/development within a specified inspector district
  • Review approved construction plans, site plans, and architectural drawings to verify compliance with zoning requirements and identify discrepancies during field inspections
  • Conduct inspections of private properties and sites for compliance; issue citations, orders, or summons, and recommend appropriate course of remediation
  • Educate and work collaboratively with property owners, contractors, and residents to achieve voluntary compliance with zoning and landmark regulations by providing guidance and technical information regarding zoning and landmark code requirements and compliance options
  • Stay abreast of updates to the Denver Zoning Code and landmark requirements
  • Respond to reported violations lodged by residents of zoning, landmark or municipal code violations
  • Approve and sign off on Certificates of Occupancy once work is completed according to landmark preservation standards or zoning ordinances and may issue stop work order or orders to comply if work is not compliant
  • Perform other related duties as assigned
