The HVAC Mechanic is responsible for the installation, maintenance, troubleshooting, and repair of commercial HVAC systems and related mechanical equipment, including boilers and chillers, across the property portfolio. This role ensures building systems operate safely, reliably, and efficiently, and works closely with the engineering team, property management, and tenants to resolve issues quickly and professionally. A Washington, DC 3rd Class Engineer's License is required. Install, maintain, troubleshoot, and repair commercial HVAC systems, including air handling units, RTUs, VAV boxes, pumps, and related controls. Perform preventive maintenance, diagnostics, and repair on boilers and chillers, including combustion systems, burners, refrigeration cycles, and associated safety controls. Respond promptly to service requests and building system alarms, diagnosing mechanical issues and completing repairs to minimize downtime and tenant disruption. Read and interpret mechanical drawings, wiring diagrams, and equipment manuals to support repairs, upgrades, and system troubleshooting. Monitor building automation systems (BAS) and adjust HVAC equipment settings to maintain occupant comfort and energy efficiency. Perform routine inspections and preventive maintenance on mechanical equipment, including belts, bearings, filters, coils, and controls, in accordance with maintenance schedules. Maintain accurate records of maintenance activity, repairs, parts usage, and equipment readings for compliance and reporting purposes. Communicate clearly and professionally with property management, engineering staff, tenants, and outside contractors regarding building system status and repair needs. Follow all applicable safety procedures, including lockout/tagout, confined space entry, and proper handling of refrigerants and boiler chemicals. Participate in an on-call rotation and respond to after-hours emergencies as needed. Perform other related duties as assigned. Hours: Monday - Friday (40 hours per week) Salary: $42.00 per hour with possibility of overtime as needed
