Requirements

Washington, DC 3rd Class Engineer's License required.
Minimum of [3-5] years of hands-on commercial HVAC repair experience, with strong working knowledge of boilers and chillers.
Demonstrated ability to diagnose and repair mechanical, electrical, and control issues on commercial HVAC equipment.
Strong communication skills, both written and verbal, with the ability to interact professionally with tenants, management, and coworkers.
Ability to read blueprints, schematics, and equipment manuals.
Valid driver's license.
Ability to walk, stand, climb ladders, and access mechanical rooms, rooftops, and confined spaces for extended periods.
Ability to lift and carry up to [50] pounds and to work in tight or elevated spaces.
Exposure to mechanical, electrical, and chemical hazards typical of commercial HVAC operations; use of personal protective equipment (PPE) required.

Nice To Haves

Working knowledge of building automation systems (BAS) preferred.
EPA Universal Refrigerant Certification preferred.
Ability to work independently, prioritize tasks, and respond effectively to emergencies.

Responsibilities

Install, maintain, troubleshoot, and repair commercial HVAC systems, including air handling units, RTUs, VAV boxes, pumps, and related controls.
Perform preventive maintenance, diagnostics, and repair on boilers and chillers, including combustion systems, burners, refrigeration cycles, and associated safety controls.
Respond promptly to service requests and building system alarms, diagnosing mechanical issues and completing repairs to minimize downtime and tenant disruption.
Read and interpret mechanical drawings, wiring diagrams, and equipment manuals to support repairs, upgrades, and system troubleshooting.
Monitor building automation systems (BAS) and adjust HVAC equipment settings to maintain occupant comfort and energy efficiency.
Perform routine inspections and preventive maintenance on mechanical equipment, including belts, bearings, filters, coils, and controls, in accordance with maintenance schedules.
Maintain accurate records of maintenance activity, repairs, parts usage, and equipment readings for compliance and reporting purposes.
Communicate clearly and professionally with property management, engineering staff, tenants, and outside contractors regarding building system status and repair needs.
Follow all applicable safety procedures, including lockout/tagout, confined space entry, and proper handling of refrigerants and boiler chemicals.
Participate in an on-call rotation and respond to after-hours emergencies as needed.
Perform other related duties as assigned.
