About The Position

Since 2012, AMH has grown to become one of the leading single-family rental companies and homebuilders in the country. The Vice President (VP) - Construction for Single Family Renovation (SFR) plays a key leadership role in overseeing and driving the success of all SFR renovations for newly acquired homes, large internal renovation projects, and strategic renovation of homes to be sold. This role is responsible for establishing and executing the vision for AMH’s acquisition renovation division, ensuring timely operational excellence, adherence to financial budgets, and best-in-class quality standards are delivered to national internal property management teams. The VP also oversees calculated renovations on properties exiting the portfolio to achieve optimal financial results. This position manages departmental business planning, a wide range of renovation initiatives, budgets, problem-solving, and team development. The VP supervises the corporate purchase order staff and a team of national regional managers who direct AMH’s core competencies and the department’s key initiatives at a market level.

Requirements

  • Bachelor’s degree in Construction, Finance, Real Estate or a related field required.
  • Minimum six (6) years of previous construction experience or manager in single-family real estate or property management construction projects required.
  • Understanding of Underwriting and yields.
  • Understanding of MLS and other real estate tools.
  • Property valuation/appraisal, trustee sales, and escrow transactions.
  • Minimum of five (5) years of supervisory experience, managing high-performing direct reports.
  • Valid driver’s license required.
  • Demonstrated knowledge of the single-family real estate industry required.
  • Intermediate experience of Microsoft Office Suite (Word, Outlook, PowerPoint, and Excel) and Dynamics CRM required.
  • Excellent verbal and written communication, planning, budgeting, and business/financial analysis skills.
  • Strong leadership, people management, negotiation, and problem-solving skills.
  • Must be able to manage multiple deadlines.

  • State Real Estate License is preferred.

Responsibilities

  • Plan, coordinate, and oversee high-performing renovation construction teams.
  • Develop and implement a strategic vision for the organization's best-in-class industry-leading portfolio.
  • Define detailed clear team objectives and goals for the construction department focused on driving superior brand standards, exceptional quality, reduced cycle time, and forward-looking initiatives.
  • Manage monthly costs analysis for all active renovation construction budgets and oversee regular monitoring of financial plans on projects.
  • Supervise reporting and project documentation.
  • Track the superior performance and progress of each project and customize as needed.
  • Guarantee homes are delivered within strategic budgets and achieve AMH’s unrivaled excellence in the SFR industry.
  • Examine and prevent any budgetary overruns and schedule impacts.
  • Direct the activities of the expert team.
  • Manage, train, and coach individual employees, providing constructive feedback for growth and development.
  • Review incoming candidate resumes, interview, and strategically hire new team members based on department staffing needs.
  • Oversee procurement of superior vendors and contractors for best pricing, efficiency, and/or time savings for projects.
  • Ensure that materials, supplies, and equipment exceed AMH’s elite industry-leading best-in-class quality standards.
  • Work with senior management to foster long-term plans for the department around single-family real estate renovation construction initiatives and strategic growth.
  • Collaborate with SVP - Acquisitions and Dispositions and EVP - Real Estate Investments towards a unified objective.
  • Provide regular project updates, construction renovation schedule review, and performance on all projects.
