The Primary Purpose of this Position is to provide financial and operational oversight of a regional portfolio to maximize long-term value. This role involves preparing and executing the portfolio business plan in accordance with corporate goals and objectives. The Vice President, Regional Property Manager will be responsible for developing and implementing consistent Property Management operating procedures for the assigned portfolio to provide first-class service to tenants. This includes assuming overall financial accountability, approving all budgets at the portfolio level, and providing capital expenditure recommendations. The role also involves negotiating contracts, conducting site inspections, participating in asset repositioning and due diligence for new acquisitions, and maintaining familiarity with lease provisions. Quality control of financial reports, approval of invoices and purchase orders, and originating revenue opportunities are also key aspects. The position requires strategizing with the department head on streamlining operations, change management, and implementing new property technologies. The role has overall responsibility for tenant relationships and satisfaction, resolving legal disputes, and overseeing communication to tenants and the community. Talent management includes regional staff development, succession planning, performance assessments, recruitment, training, and conducting reviews. The role provides leadership and strategic planning, focusing on tenant relations, enhancing shareholder value, and executing the operating and financial plan. Collaboration with the regional head of Property Management and other regional department heads is essential for business plan development. The position drives strategy development for assets based on market understanding, corporate goals, and existing leases. It serves as the main interface with the regional Development department regarding existing assets' operations and footprints for new projects. Accountability for adherence to internal controls and company policies, leading special projects, and representing the company in the real estate industry are also critical. The role involves providing timely information to the management team, learning and implementing property technology and AI tools, overseeing relationships with Regional Leasing staff, ensuring regulatory compliance, enforcing control policies, and overseeing emergency response procedures. Showing space to prospective tenants and representing Boston Properties in industry organizations like BOMA are also part of the responsibilities. The position reports directly to the head of Property Management.
