About The Position

The Vice President of Land identifies, analyzes, negotiates, and acquires new land and lots for designated markets. This position coordinates with Division leadership to ensure alignment on all underwriting assumptions for land acquisition, in addition to maintaining and fostering relationships with key players in the market. This role is responsible for providing and maintaining up-to-date data on current and prospective land deals, related market and sub-market data, proformas, deal status, and for maintaining budgets and the resources necessary to accomplish the responsibilities of the land acquisition function. As a leader in this organization, this position cultivates a culture of continuous improvement and actively drives process optimization and skill enhancement within the team and the organization.

Requirements

  • Bachelor's Degree in Civil Engineering, Urban Planning, Real Estate Development, or Construction Management. Required
  • 10+ years’ experience, with no degree, is acceptable Required
  • 7-10 years of land acquisition and land development experience with a preference for Top 20 market tenure. Required
  • Proficient in Microsoft Word, Excel, PowerPoint, etc.
  • Ability to manipulate and be proficient with PCs and Windows applications.
  • DL NUMBER - Driver's License, Valid and in State Required
  • Pass a drug, background screen, and motor vehicle record check (if one is required per the position).

Responsibilities

  • Analyzes markets and sub-markets and the division’s current land positions to identify gaps and strategic areas for concentrating future land acquisitions
  • Oversees potential new projects for the division, including identification of parcels, negotiation with sellers, due diligence, and preparation of the corporate approval package
  • Reviews/prepares market data and competitive pricing analysis, and evaluates the overall technical and financial feasibility of a potential project
  • Prepares letters of intent and responds to requests for qualifications in a competitive bid situation
  • Reviews survey/title issues and other reports to determine the liabilities of potential acquisitions.
  • Assists in the presentations before municipal decision-making bodies and other government entities as necessary
  • Maintains knowledge of market activities, trends, and opportunities, and generates prospective land deals
  • Prepares deal summaries and land tracking reports for corporate and division management
  • Creates and fosters relationships with landowners, land brokers, title companies, lenders, municipalities, other homebuilders, and lot developers
  • Oversees all homeowner associations (HOAs) from both a financial and operations perspective to ensure we maintain beautiful communities and positively contribute to our customers’ homeowner experience
  • Works collaboratively with all functional peers as a member of the Division Leadership Team
  • Negotiates and prepares amendments to existing land contracts as necessary

  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
