About The Position

Provident Data Centers is seeking a VP, Hyperscale Data Center Development to identify, secure, and deliver hyperscale data center sites across the U.S. as we continue to grow Provident's data center development platform. This role will report to the Managing Partner and will work closely with Provident's land acquisition, power, and vertical development teams to identify hyperscale sites, help secure land and power, guide projects through zoning and entitlements, and build relationships with hyperscale end customers and capital partners. This is a highly visible role for a driven, business development-minded real estate executive who thrives in a fast-moving, hypercompetitive market and is excited to help build a nationwide hyperscale platform.

Requirements

  • Bachelor's degree in Real Estate, Business, Finance, or a related field preferred.
  • 10+ years of horizontal real estate development experience, including site identification, land acquisition, and entitlements.
  • Background in data centers preferred; experience with hyperscale or mission-critical development strongly preferred.
  • Strong business development background, with a demonstrated ability to source, negotiate, and close complex real estate transactions.
  • Experience acquiring and monetizing real estate, including land sales, ground leases, and build-to-suit transactions.
  • Proven track record developing relationships with capital partners, brokers, utilities, and end customers.
  • Willingness to learn and adapt in a fast-moving, rapidly evolving industry.
  • Driven to succeed in a dynamic, hypercompetitive market; self-starter with an entrepreneurial mindset.
  • Strong interpersonal and partnering skills, with the ability to build trust with internal teams, customers, and external partners.

Responsibilities

  • Identify and evaluate potential hyperscale data center sites nationally based on power availability, fiber connectivity, land characteristics, and market demand.
  • Work hand-in-hand with Provident's land acquisition team to structure and secure new site acquisitions, including options, purchase agreements, and joint venture or land-banking structures.
  • Build and maintain a pipeline of prospective hyperscale sites, and track market and competitive activity across target regions.
  • Lead the zoning and entitlement process for hyperscale sites, working with local jurisdictions, consultants, and legal counsel to secure necessary approvals.
  • Coordinate with utilities and municipalities to confirm power availability and secure required infrastructure commitments.
  • Oversee due diligence, including environmental, engineering, and infrastructure feasibility reviews, in support of site acquisition and entitlement decisions.
  • Manage the horizontal development process for hyperscale projects, including design, budgeting, scheduling, and construction oversight, in coordination with Provident's development team.
  • Manage relationships with general contractors, engineers, architects, and other development partners to ensure projects are delivered on time and on budget.
  • Track project status, budgets, and schedules, and provide regular reporting to executive leadership.
  • Support the marketing and positioning of hyperscale sites to prospective customers, including preparation of marketing materials and site tours.
  • Lead business development efforts to grow Provident's hyperscale platform, including sourcing new opportunities and negotiating transactions with customers, brokers, and capital partners.
  • Develop and manage relationships with hyperscale end customers (cloud providers, colocation operators, and other data center users) to understand their requirements and position Provident sites for build-to-suit and land sale opportunities.
  • Represent Provident within the data center industry and build a network of relationships across the ecosystem, including brokers, utilities, capital partners, general contractors, and hyperscale customers.
