About The Position

Gillon Property Group is hiring a VP of Acquisitions to lead sourcing, underwriting, and execution of commercial investment opportunities — with a focus on retail, mixed-use, and other commercial product types. This person will play a lead role in expanding GPG's acquisitions pipeline, representing the firm in the market, and structuring deals from initial sourcing through closing. This is a senior, high-visibility seat that works directly with the CIO and firm leadership on investment strategy.

Requirements

  • 10+ years of commercial real estate acquisitions experience, with a strong focus on retail and/or mixed-use product types
  • Demonstrated track record of sourcing, underwriting, and closing commercial transactions independently
  • Advanced financial modeling and underwriting skills
  • Strong negotiation and deal structuring experience
  • Demonstrated leadership ability — experience managing or mentoring junior team members
  • Excellent communication skills; comfortable representing the firm externally and presenting to ownership/investment committee
  • Bachelor's degree in Finance, Real Estate, Economics, or related field

Nice To Haves

  • Established broker and capital markets relationships within the Dallas/Texas market a strong plus
  • Experience with Argus Enterprise strongly preferred
  • MBA a plus but not required

Responsibilities

  • Source and originate new commercial acquisition opportunities through broker relationships, direct owner outreach, and market networking
  • Lead underwriting and financial analysis of prospective deals, including complex or non-standard structures
  • Structure and negotiate letters of intent, purchase agreements, and key deal terms
  • Lead due diligence efforts, coordinating internal teams and external advisors (legal, lenders, consultants)
  • Prepare and present investment committee materials, including market analysis, deal thesis, and return projections
  • Build and maintain relationships with brokers, lenders, JV partners, and other market participants across the commercial real estate landscape
  • Track and report on pipeline activity and market conditions to firm leadership
  • Mentor and provide direction to Analysts and Associates supporting the acquisitions function
  • Partner with Asset Management to ensure smooth transition of newly acquired assets into the portfolio
