About The Position

This role is responsible for leading the on-site construction of new Lava Island parks, transforming leased spaces into fully operational entertainment venues. It involves managing all aspects of tenant improvement builds, from initial demolition to final handover, ensuring projects are completed on fast schedules and within budget. The position requires a hands-on approach, strong leadership, and the ability to manage multiple trades and complex project requirements. Success is defined by delivering a high-quality, memorable family experience through confident execution and composure under pressure.

Requirements

  • Experienced level: Typically eight or more years in on-site construction leadership, with a track record of independently delivering interior or tenant improvement build-outs end to end.
  • Developing level: Typically three or more years of construction field experience with solid fundamentals and a path to independent build leadership within about a year.
  • Hands-on experience managing subcontractors and multiple trades through the full lifecycle of a project.
  • Ability to read and interpret construction drawings, specifications, submittals, and lease exhibits.
  • Working proficiency with Procore (or comparable construction management software) and daily comfort with iPads and cloud-based field tools.
  • Able and willing to live on site near the active build for the full duration of each project, typically four to six months, with periodic travel home.
  • OSHA 10 certification at hire; OSHA 30 within 12 months of hire.
  • Equipment certifications (scissor lift, forklift, boom lift), or willingness to obtain them.
  • Valid driver's license and reliable transportation.
  • Must pass a background check.
  • Able to stand, walk, climb ladders, and move for extended periods on an active construction site and lift up to 50 lbs.

Responsibilities

  • Lead all on-site construction activities, including demolition, finish work, and final project handover.
  • Direct and coordinate all trades, including general construction, mechanical, electrical, plumbing, finishes, commercial kitchen, fire and life safety, security, AV, low-voltage, signage, and specialty installations.
  • Manage the project schedule, ensuring trades are sequenced correctly, inspections are prepared, and milestones are met, while proactively communicating schedule risks.
  • Maintain high quality standards and protect finished work throughout the construction process.
  • Manage the field-level budget, including reviewing subcontractor pay applications, tracking expenditures, and identifying variances.
  • Identify and document field changes, managing them through the change-order process with the HQ Project Manager.
  • Coordinate municipal, state, and third-party inspections, ensuring compliance with permitting, code, and safety regulations.
  • Work within lease and landlord constraints regarding access, utilities, common areas, and noise restrictions.
  • Ensure the construction site is safe, secure, organized, and well-documented from start to finish.
  • Manage daily project operations using Procore and mobile field tools.
  • Coordinate with APS (sister company) on-site for the installation of playground and trampoline attractions.
  • Deliver a clean, complete, and opening-ready park to the operations team.
