About The Position

Northmarq is seeking a dynamic Commercial Investment Sales Transaction Manager for its Houston office. This role will work closely with the Commercial Investment Sales senior team, playing a key part in daily operations. The ideal candidate will be highly organized, capable of independent judgment, and able to plan, prioritize, and manage a diverse workload in a fast-paced setting. As this is a client-facing role, customer service experience and a high level of professionalism are essential. Northmarq does not provide immigration sponsorship for this position. Candidates must have unrestricted authorization to work in the U.S. for any employer, without sponsorship now or in the future. This is an in-office position with an immediate start date.

Requirements

  • Bachelor’s degree required.
  • Minimum of 2+ years of experience in commercial real estate and transaction coordination is required.
  • Strong understanding of commercial real estate transactions, closings, including documentation, legal requirements, due diligence, and industry practices.
  • Proficiency in Microsoft Office Suite.
  • Strong project management and organizational skills, with exceptional attention to detail and the ability to manage multiple transactions, priorities, and deadlines simultaneously.
  • Strong client service and relationship-building skills, with the ability to work effectively with clients, brokers, and other internal and external stakeholders.
  • Effective written and verbal communication skills, with the ability to communicate professionally with individuals at all levels.
  • Strong critical-thinking and problem-solving skills, with a proactive and resourceful approach to resolving issues.
  • Ability to work independently and collaboratively while operating with a sense of urgency and adaptability in a fast-paced, high-volume environment.
  • Current real estate license or willingness to obtain one upon employment.

Nice To Haves

  • Experience with Salesforce and/or project management tools is preferred.
  • Negotiation skills preferred.

Responsibilities

  • Oversee transactions from listing agreement and Letter of Intent (LOI) through closing, ensuring milestones, deliverables, documentation, and timelines are completed accurately and on schedule.
  • Proactively support brokers in managing and strengthening client relationships, providing timely transaction updates and maintaining clear communication throughout the deal process.
  • Create, maintain, and monitor deals in Salesforce, ensuring accurate and up-to-date records. Partner with the team to identify opportunities to improve Salesforce functionality and transaction management processes.
  • Organize, manage, and distribute due diligence materials, including environmental reports, appraisals, title documentation, leases, and other property-related materials. Draft and coordinate offers, purchase and sale agreements, transaction notices, and related correspondence.
  • Manage the buyer and offer process, including tracking offers, coordinating required documentation, and supporting brokers and clients throughout negotiations and transaction execution.
  • Manage the closing process, including escrow and title coordination, compliance requirements, commission tracking, and communication with clients, brokers, lenders, legal counsel, tax professionals, title officers, and internal teams.
  • Coordinate property site visits, prospective buyer tours, third-party inspections, and other transaction-related activities with external partners and stakeholders.
  • Conduct research as needed and assist with the development and maintenance of proprietary contact and transaction databases.
