About The Position

GTE Financial is seeking a highly detailed, initiative-taking professional to join their team as a Title Processor/Closer. This role supports GTE Title, a CUSO of GTE Financial, within a title agency environment. The position involves providing title insurance services for various real estate transactions, including title processing, coordinating and conducting real estate closings, completing post-closing activities, and offering administrative support. The main objective is to manage transactions from order entry through closing and post-closing follow-up, ensuring accurate, timely, and responsive service to all parties involved.

Requirements

  • High school diploma or equivalent.
  • Minimum 1-3 years of work experience in title or a related field or combination of education and experience.
  • A quiet workplace so you can focus on delivering excellent service to our members.
  • Power and high-speed internet over 100MB (minimum).
  • Video capability (connection of 1.5 Mbps up and down recommended).
  • Candidates must provide and meet all technical requirements prior to the first day of training.
  • Hybrid candidates must live within driving distance of the office location and be able to regularly commute to and from the office location as needed.
  • Demonstrate functional knowledge of the Bank Secrecy Act (BSA), USA PATRIOT Act, Office of Foreign Assets Control (OFAC), Anti-Money Laundering (AML) regulations, Right to Financial Privacy Act, and the Bank Bribery Act.

Responsibilities

  • Enter and maintain title order information and request title commitments from the underwriter for new files.
  • Prepare and deliver closing protection letters, preliminary closing disclosures, settlement statements, and title requirements to lenders.
  • Order surveys, payoffs, lien searches, municipal searches, and other required services to resolve title requirements and clear files for closing.
  • Respond to inquiries from members, real estate agents, lenders, attorneys, and other transaction parties via phone and email.
  • Coordinate closing dates, times, and logistics with all parties involved in the transaction.
  • Conduct real estate closings, ensuring all documents are properly executed and notarized.
  • Review closing documents for accuracy, completeness, and compliance with lender instructions, title requirements, agency procedures, and regulatory guidelines.
  • Prepare, review, and balance Closing Disclosures (CDs), settlement statements, and disbursement documentation.
  • Coordinate funding approval, verify receipt of required funds, and ensure disbursements are completed accurately and timely.
  • Communicate closing status, outstanding conditions, funding updates, and scheduling changes to all applicable parties.
  • Upload recorded documents and related file materials into the agency's title software system.
  • Distribute lender loan policies and owner's title insurance policies to the appropriate parties.
  • Apply working knowledge of title requirements for various residential property types.
  • Maintain accurate spreadsheets, file records, and post-closing documentation.
  • Scan, audit, and close files within the title software system, completing all required post-closing activities.
  • Assist with additional administrative duties and special projects supporting the title agency.
  • Maintain knowledge of and comply with all applicable federal, state, and agency regulations.
  • Adhere to all departmental, operational, administrative, and GTE Financial policies and procedures.
  • Effectively manage multiple priorities with minimal supervision in a fast-paced, ever-changing environment.
  • Maintain confidentiality of member and transaction information.
  • Perform other duties as assigned.
