About The Position

The Title Analyst / Title Specialist supports right-of-way, utility, infrastructure, and real estate projects by conducting title research, ownership analysis, and title due diligence. This role bridges historical land records with modern project needs, evaluating chains of title, easements, encumbrances, and title exceptions to identify risks and support project development. Working closely with right-of-way agents, surveyors, engineers, and project managers, the Title Analyst helps resolve title issues and provides clear, accurate property information to facilitate successful acquisition and construction activities.

Requirements

  • 2+ years of experience in title research, right-of-way, land administration, real estate, surveying, or a related field.
  • Strong understanding of deeds, easements, legal descriptions, and property records.
  • Ability to interpret land documents and identify ownership issues.
  • Proficiency with Microsoft Office and database systems; GIS experience is a plus.
  • Strong research, analytical, and problem-solving skills.
  • Excellent organizational skills with a high level of accuracy and attention to detail.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Ability to work independently while collaborating effectively in a team environment.

Nice To Haves

  • Experience supporting infrastructure, utility, transportation, renewable energy, or large-scale real estate projects preferred.
  • Experience supporting utility, infrastructure, engineering, telecommunications, renewable energy, or real estate projects.
  • Familiarity with GIS platforms, title software, or land management systems.
  • Associate's or Bachelor's degree in a related field preferred but not required.

Responsibilities

  • Analyzing land rights information; gathering of documents and supporting land rights data via various systems and land records; reviewing legal descriptions and associated documents.
  • Presenting information and providing recommendations to department management to resolve basic title and land rights issues; reviewing legal descriptions, maps and exhibits to insure that the rights analysis performed is complete and accurate.
  • Planning all aspects of the analysis along with the presentation and implementation of strategies for a basic to moderate analysis.
  • Research and verify property ownership, easements, rights-of-way, and other land interests.
  • Review deeds, plats, surveys, title commitments, leases, and related legal documents.
  • Prepare ownership reports, tract summaries, and land status documentation.
  • Maintain and update right-of-way and title records within company databases and systems.
  • Coordinate with county agencies, title companies, surveyors, attorneys, and internal stakeholders.
  • Support engineering and project teams by providing accurate land and ownership information.
  • Identify and resolve title issues, ownership discrepancies, and missing documentation.
  • Ensure records are complete, organized, and compliant with company standards.
