About The Position

Indus Management Group is hiring a Ticket Runner who is customer-focused and operationally driven, with a strong sense of urgency and attention to detail. This role is ideal for someone who enjoys coordinating maintenance requests, communicating with residents, and helping maintain a safe, well-functioning community. The Ticket Runner ensures overall maintenance of the property by troubleshooting and repairing all aspects of the apartments, leasing office, and property areas. This includes, but is not limited to plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall.

Requirements

  • Minimum one (1) year of maintenance experience in the multifamily property management industry.
  • Valid state driver’s license and current automobile insurance.
  • English/Spanish fluency.
  • Basic computer and smartphone skills.
  • Effective verbal communication and customer service skills.
  • Demonstrates professional and respectful behavior.
  • Ability to perform physical labor and to lift heavy objects.
  • Ability to understand and execute basic instructions.
  • Ability to multi-task, use good judgment, and contribute to a team approach to work.
  • Must be able to lift, pull, push, and carry at least 50 pounds.
  • Ability to travel locally to onsite communities, the corporate office, affiliated organizations, and local municipalities.
  • Must be willing to work on call as needed.
  • Must have a professional, neat, and clean appearance daily.

Responsibilities

  • Troubleshoot and repair all aspects of the apartments, leasing office, and property areas, including plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall.
  • Schedule and complete preventative maintenance of units.
  • Work within the safety guidelines outlined by the Maintenance Manager and/or the Company.
  • Repair structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors using own maintenance tools.
  • Maintain and assist in the repair of HVAC systems as required.
  • Maintain property by reporting issues and assisting with cleanup, landscaping, etc.
  • Execute electrical, plumbing, carpentry, masonry, and painting tasks as required.
  • Provide excellent customer service to residents and internal stakeholders.
  • Prioritize resident service requests/work orders and ensure they are completed in a timely fashion.
  • Perform exterior building light checks and assist with repairs and replacement as required.
  • Proficient in the use of general maintenance equipment, including, but not limited to, hand tools, paint equipment, electrical saws, ladders, and associated required safety equipment.
  • Review closed tickets daily and seek resident feedback.
  • Other duties as assigned.
