About The Position

The Technical Writer/Maintenance Planner role supports managing facilities maintenance and associated maintenance labor by planning and scheduling for all maintenance and operations encompassed in the CMMS tool. This role ensures that all activities are conducted using the current CMMS system application and standardized business processes. Additionally, this person is responsible for writing detailed and specific standard operating procedures (SOPs) for various disciplines including electrical, mechanical, controls, and fire life safety.

Requirements

  • Three (3) years of experience in facilities, requiring strict planning and scheduling protocols for operations and maintenance.
  • Experience in planning and scheduling the work of hourly employees using CMMS systems.
  • Experience writing technical documents, including SOPs, MOPs, and EOPs for a variety of industries.
  • Knowledge of commercial HVAC, electrical and plumbing systems and equipment.
  • Client service-oriented attitude.
  • Excellent verbal and written communication skills.
  • Strong organizational and prioritization skills.
  • Advanced computer skills.
  • Physical ability to traverse large jobsites in uneven terrain.
  • Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • Bachelor’s Degree in an engineering or management.

Responsibilities

  • Write clear, concise, and technical documents, including SOPs, MOPs, and EOPs, that are easy to understand and follow.
  • Optimizes maintenance inventory by balancing workload to labor availability.
  • Complies with all client CMMS standards and specifications to ensure database integrity and standardization.
  • Manages asset maintenance parts ordering process (MRO) for assigned team(s) and optimizes efforts through PM Auto ordering where applicable.
  • Work closely with subject matter experts (SMEs) to gather information and develop accurate, comprehensive documentation.
  • Collects data and collaborates with operations team to optimize maintenance programs.
  • Maintains maintenance record compliance to CMMS and Maintenance business process standards and specs through periodic data auditing.
  • Maintains liaison with facilities technicians and other management regarding work execution, necessity of altering schedules and manpower status.
  • Tracks all asset information, including spare parts and documentation.
  • Arranges for special tools and equipment.
  • Tracks all asset information, including spare parts, documentation and Booked Labor.
  • Continuous improvement of the work planning and scheduling process through the review and use of maintenance metrics, analysis of work order flow, project demands and expectations.
  • Submits and document database record changes using client CMMS change request system.
  • Regulate Critical Environment facility management services to prevent business impact and equipment downtime.
  • Establish objectives and processes required to maintain critical infrastructure at optimum performance.
  • Identify open, unscheduled and/or unassigned work by running prescribed work order query in Assignment Manager.
  • Provides weekly reports to facility managers, identify risks and gaps, to provide resolution plans.
  • Builds object structure in CMMS.
  • Develop/maintain and update standard operating procedures for CMMS/Storeroom operations.
