About The Position

Burlington Capital Properties is seeking an experienced and motivated Tax Credit Property Manager to lead the daily operations of Pines at Cold Harbor in Mechanicsville, VA. This position is responsible for overseeing property operations, leading on-site staff, maintaining strong resident relationships, and ensuring compliance with LIHTC requirements. The ideal candidate will bring a strong background in affordable housing, team leadership, leasing, financial management, and resident service. This is an excellent opportunity for an experienced property management professional who enjoys taking ownership of community operations and leading a team toward successful results.

Requirements

  • Minimum of 3 years of experience in the property management industry required.
  • Minimum of 2 years of LIHTC housing experience required.
  • Prior supervisory or property management leadership experience required.
  • Minimum of 3 years of customer service experience required.
  • Working knowledge of LIHTC compliance requirements and affordable housing operations.
  • Basic math and bookkeeping skills.
  • Strong organizational, interpersonal, and problem-solving skills.
  • Ability to use computers and available technology to accomplish job duties.
  • Ability to communicate effectively and interact positively with residents, employees, vendors, and the general public.
  • Ability to work independently, follow directives, prioritize responsibilities, and work effectively as part of a team.

Responsibilities

  • Lead the day-to-day operations of the property and ensure established policies, procedures, and company expectations are followed.
  • Hire, train, direct, and lead on-site team members.
  • Provide leadership and oversight for leasing, marketing, customer service, and resident retention efforts.
  • Maintain positive and professional relationships with residents, prospective residents, employees, vendors, and the general public.
  • Monitor property operations and address issues promptly and effectively.
  • Oversee resident retention and leasing activities to support occupancy and property performance.
  • Maintain compliance with applicable LIHTC rules, regulations, and program requirements.
  • Oversee financial operations, including timely collections, deposits, recordkeeping, expense allocation, and adherence to budget guidelines.
  • Monitor property performance and provide accurate and timely financial and operational reporting.
  • Demonstrate strong problem-solving and decision-making skills when addressing resident, staffing, and property-related concerns.
  • Participate in company meetings, training, and the annual manager conference as required.
  • Promote a positive team environment and maintain a high standard of customer service throughout the community.
