As a Supervisor, Technician Facility Maintenance, you will lead a team responsible for facility maintenance services and operations including plumbing, electrical, predictive maintenance, preventive maintenance, heating, ventilation and air conditioning (HVAC), and our data center. We'll count on you to provide hands-on skills in multiple trade subject areas as work load requires.

Requirements

High school diploma or equivalent required.
Associate of Science degree or certificate from technical school or successful completion of Department of Labor approved training program or equivalent.
Undergraduate studies strongly preferred.
Associates must acquire the required federal and/or state licenses/registrations within the time period designated by the business unit.
State Fire Alarm Certification, Level 1 Thermography Certification strongly preferred.
Electrical license required (if mandated by applicable state to perform work).
Level 1 Vibration Certification, Level 1 Thermography Certification strongly preferred.
Universal CFC certificate, State Stationary Engineer's license or equivalent course work required.
Typically, six or more years of demonstrated experience in a specific trade as noted above.
Must have detailed knowledge of specific trade such as HVAC mechanical and life safety systems, motor controls, vibration analysis and equipment balancing.
Must have thorough knowledge of all codes, principles and techniques associated with the installation, maintenance, repair and operation of HVAC mechanical systems and devices.
Must be knowledgeable in advanced mechanical test equipment.
Must have the ability to install, maintain, repair and operate complex systems and devices for assigned trade, solve and test complex HVAC mechanical systems and components.
Able to evaluate and recommend solutions to complex problems associated with mechanical systems and equipment.
Able to interpret system blueprints and schematics.

Responsibilities

Supervises a team skilled to perform maintenance service and repairs in a specialized technical and skilled trade for Nationwide facilities.
Ensures maximum operational efficiency of facilities and equipment through the supervision of technical support staff and the purchase of vital contractor resources.
Ensures that all systems, including utility infrastructure, are fully operational and inspected according to accepted standards and practices, including preventive maintenance schedules.
Develops and implements preventive maintenance and repair programs.
Identifies current operation and maintenance needs and formalizes operating plans, shop budgets and projects to increase efficiency of the Nationwide facilities.
Negotiates and selects outside contractor services and products to meet and align with facility maintenance objectives.
Plans projects, prioritizes and monitors progress.
Responds to emergencies outside of normal working hours.
Remains familiar with, and follows, all applicable federal, state and local laws codes, regulations and ordinances.
Manages associates, including performance, salary planning and administration, training and development, day-to-day administration, hiring and placement, and disciplinary actions.
Supervises team responsible for: Layout, assembly, installation, testing, repair and adjustment of electrical distribution and wire communication systems as well as electrical fixtures, apparatus, equipment and wiring such as motors, lighting fixtures, generators, circuit breakers and transformers.
Supervises team responsible for: Maintenance, repair, testing, installation, assembly and inspection of all building fire suppression and alarm monitoring annunciation systems, including, but not limited to, wet, dry and gaseous suppression systems and associated apparatus, fire pumps, kitchen hoods sprinklers, smoke detectors, water flow devices, tamper switches and pull boxes, and monitoring panels and stations.
Supervises team responsible for: Layout, assembly, installation, testing, repair and adjustment of card access, closed circuit TV, conference room audio visual systems including all associated hardware and software, as well as network connectivity to the local area networks.
Supervises team responsible for: Operation and maintenance of HVAC equipment and HVAC field controls and plumbing systems as well as mechanical equipment such as boilers, centrifugal chillers, air compressors, generators, motors, turbines, pumps, computer room air conditioning and ventilating equipment in a large commercial facility.
Supervises team responsible for: Maintenance, repair, installation, testing, and adjustment of all refrigeration equipment including but not limited to walk-in and reach-in coolers, ice machines, package air conditioning units, air- and water-cooled chillers. Also responsible for the use and management of a refrigerant management database; tracking the use and disposition of all refrigerants used in all buildings as required by Environmental Protection Agency (EPA) regulations.
Supervises team responsible for: Maintenance, repair, installation, testing, and adjustment of all plumbing and hydronic systems including; domestic, potable water, sanitary, storm and drainage systems. Also responsible for the service and maintenance of all backflow prevention devices.
Supervises team responsible for: Plumbing, refrigeration and mechanical systems as they relate to facility management.
Supervises team responsible for: Maintenance, repair, installation, testing, and adjustment of all kitchen equipment including, but not limited to, microwaves, garbage disposals, stoves, fryers and dish machines.
Supervises team responsible for: Operation of HVAC equipment and HVAC field controls and plumbing systems as well as mechanical equipment such as boilers, centrifugal chillers, air compressors, generators, motors, turbines, pumps, computer room air conditioning and ventilating equipment in a large commercial facility.
Supervises team responsible for: Maintaining proper ventilation air rates as prescribed by the ASHRAE and ASHRAE to maintain indoor air quality (IAQ). Responds to all issues regarding IAQ concerns and complaints, directs follow-up activities and/or testing to mitigate concerns.
Supervises team responsible for: Observing all requirements for the safe handling of hazardous substances, and diligence with respect to testing and inspections for life safety systems.
Supervises team responsible for: System integrity and inventories associated with underground storage tanks (USTs) to ensure availability of use with emergency generators to support life safety systems and data center functions. Ensures UST systems remain in compliance with the EPA requirements for use and testing.
Supervises team responsible for: Accurate operation of all HVAC systems and equipment vital to ensure a safe, comfortable and productive work environment. Staffing for HVAC Operations is a year-round, 24 hours-a-day commitment, including weekends and holidays.
Supervises team responsible for: Coordinating all hardware, software and programming associated with digitally controlled building management systems.
May perform other responsibilities as assigned.
