About The Position

Seeking an experienced live-in Superintendent to maintain the daily operations of an apartment community in Elizabeth, New Jersey. This is a full-time, onsite position offering a competitive salary, benefits, and a spacious apartment. The role maintains and services building facilities and tenant work orders, and includes weekday and weekend on-call availability as necessary for emergency calls and work orders.

Requirements

At least 5 years of experience in property maintenance, handling work orders, and performing preventative maintenance.
Available for on-call work on weekdays and weekends as necessary to respond to emergency calls and work orders.
Must have own tools.
Must have a valid driver's license.

Responsibilities

Respond to service requests from management and tenants, including appliance repairs and simple plumbing and electrical repairs, painting, and related work.
Perform routine and preventative maintenance.
Coordinate and assist with apartment turnovers, including working with outside contractors.
Perform general maintenance repairs and tasks safely for oneself, residents, and staff.
Prioritize service requests and general maintenance tasks using organizational skills.
Maintain a preventative maintenance program to minimize emergency repairs, service requests, and use of outside contractors.
Complete special projects or additional duties assigned by the supervisor that are essential to property operations.
Work positively with tenants and other staff members.
Diagnose problems and perform repairs involving plumbing, electrical systems, HVAC, appliances, sheetrock, general carpentry, painting and compounding, and ice and snow removal.
