About The Position

AlphaGov is engaging a Student Housing Market & Feasibility Analyst for current higher-education work, including a housing market analysis and feasibility study for a State University of New York campus. The role is a remote-first, project-based collaboration with occasional client travel. Scope, schedule, and fee are confirmed with the consultant before an engagement begins. With the consultant’s authorization, AlphaGov may identify them as an expert collaborator or key personnel on proposals matching their expertise. The analyst may also contribute qualifications and past-performance narratives to proposals when authorized.

Requirements

• At least 5 years of professional experience in student housing or higher-education real estate market analysis.
• Experience with financial feasibility modeling.
• Comfort working as a 1099 project-based consultant.

Nice To Haves

• P3 student housing experience.
• SUNY or public university experience.
• Survey design skills.

Responsibilities

• Analyze student demand, enrollment trends, and off-campus market supply.
• Conduct student surveys and focus groups.
• Build financial feasibility and delivery models, including public-private partnership (P3) models.
• Recommend unit mix, phasing, and pricing.
• Contribute qualifications and past-performance narratives to AlphaGov proposals when authorized to be named.
