About The Position

This position is responsible for providing timely and accurate financial statements and accounting support for the commercial property portfolio, including one third-party managed property. Customer satisfaction will be achieved by ensuring property management and ownership accounting information is organized, processed, and distributed in an accurate and timely manner. This position will serve as a key accounting partner to Commercial Property Management and will provide accounting leadership through strong analytical support, process improvement initiatives, and collaboration across departments.

Requirements

  • Requires a bachelor’s degree in accounting or related field preferred.
  • 5+ years related accounting experience required, preferably in commercial real estate or property accounting.
  • Strong working knowledge of commercial CAM reconciliations, leases, rent rolls, budgeting, forecasting, and full cycle accounting processes.
  • Must have effective interpersonal, analytical, and problem-solving skills with demonstrated ability to prioritize and adapt in a fast-paced environment.
  • Advanced computer knowledge in Microsoft Word, Excel, and Outlook required.
  • Experience with accounting software, ERP systems, and financial reporting tools preferred.
  • Must demonstrate strong oral and written communication skills and the ability to work collaboratively with Property Management and internal departments.

Responsibilities

  • Responsible for the monthly preparation and review of the general ledger, balance sheet and operating statements for assigned commercial properties for reasonableness and accuracy.
  • Reconciles control accounts to subsidiary documentation and prepares general ledger adjusting journal entries at month end.
  • Completes all month-end close responsibilities and publishes financial statements and budget variance reports for internal management and ownership reporting.
  • Maintains responsibility for full cycle accounting functions from balance sheet activity through statistical entries.
  • Responsible for tenant ledger reconciliations, accounts receivable receipt applications, detailed review and follow-up of aging reports, calculation of late fees, and resolution of tenant account discrepancies.
  • Works closely with Property Management to ensure tenant balances are accurate and collection efforts are timely and properly documented.
  • Reviews and processes annual and periodic CAM reconciliations for accuracy and completeness.
  • Maintains working knowledge of commercial leases, rent rolls, expense recoveries, and lease provisions impacting tenant billing and financial reporting.
  • Processes tenant billbacks and assists with interpretation of lease language as it relates to accounting functions.
  • Assists Property Management with budget preparation and provides financial analysis to support operational decision-making.
  • Processes real estate tax appeals and tracks related financial impacts.
  • Prepares and maintains accurate balance sheet reconciliations and supporting documentation.
  • Complies with identified standards for organization and retention of month-end and year-end financial/accounting records maintained by the department.
  • Applies knowledge of commercial real estate accounting to evaluate established controls and standardized procedures, identifying opportunities for improvements and increased efficiencies within the department.
  • Maintains written documentation of policies and procedures pertinent to position responsibilities.
  • Maintains positive working relationships with Commercial Property Management and Accounting staff to address reporting and operational needs.
  • Prepares accounting schedules routinely and as requested by internal management or external reporting requirements.
  • Demonstrates responsiveness, professionalism, and a customer-service focused approach in all interactions.
  • Expected to provide input and strategic solutions to assist business partners in driving revenue, profitability, operational efficiency, and overall property performance.
  • Collaborates with Property Management to proactively identify and resolve financial and operational issues.
  • Responsible and accountable for effective self/workload management.
  • Ability to multi-task and complete responsibilities under strict deadlines with a high level of accuracy and attention to detail.
  • Demonstrates strong written and verbal communication skills and promotes collaboration and a positive, professional work environment.
  • Adheres to and upholds all CSM Standard Operating Procedures.
