The Sr. Project Manager is accountable for developing, maintaining, updating, distributing, and managing estimates, observing and monitoring the performance of the Superintendent, and overseeing change orders and the billing process. This individual will also be responsible for supervising subcontractor performance, ensuring the project meets quality and performance specifications and regulatory requirements, managing the start-up of the project, reviewing costs against estimates for each total project, and updating labor productivity reports. The role involves extensive knowledge of cost accounting/reporting systems, managing client receivables, monitoring construction progress, identifying and managing project risks, and approving project expense reports. Additionally, the Sr. Project Manager coordinates support functions, provides direction during major project events, coaches and develops Project Managers, and effectively creates, interprets, and executes contracts. They also manage the change order process, billings, subcontractor relationships, labor relations, and jurisdiction. The role requires the ability to stage, prepare, phase, and sequence site logistics, assess constructability, and ensure project compliance with Quality Management procedures. The Sr. Project Manager establishes rapport with project teams, architects, engineers, owners, and department managers, develops relationships with prospective clients, and maintains positive client relationships to ensure satisfaction. They must fully understand the client's business situation and needs, follow through on commitments, and stay accessible to the client. The role also involves a thorough knowledge of safety policies and practices, meeting performance targets, developing safety incentive programs, and taking appropriate action for safety violations. Regular reviews of costs, variances, billing processes, change order logs, expenses, labor productivity, and profit fade are required. The position also includes fulfilling MBE/DBE/WBE requirements, monitoring supplier performance, participating in civic efforts, maintaining schedule, quality, and design-to-budget for design work, researching potential project claims, and preparing Horizon Plans. Travel to various company and client locations across North America is required, along with regular and reliable attendance. The Sr. Project Manager manages and directs Project Managers, Assistant Project Managers, Project Engineers, and non-supervisory administrative employees, carrying out supervisory responsibilities in accordance with company policies and laws, including interviewing, hiring, training, planning, assigning work, appraising performance, rewarding, disciplining, and resolving problems.
