About The Position

The Sr. Project Manager is responsible for the management and oversight of construction activities, including budgeting, bid solicitation, project scope identification, procurement, field management, execution, and closeout. They ensure work is completed safely, within schedule and budget, and in accordance with company policies. This role is accountable for client satisfaction, profitability, and the overall success of their project workload, being involved in all phases from initial planning to completion. The Sr. Project Manager will lead and direct the work of others, including Field/Project Managers, and coordinate construction activities to ensure projects are executed according to plans and specifications. They will also maintain relationships with clients, vendors, architects, engineers, and other relevant parties, and act as the primary client escalation point for existing accounts.

Requirements

  • Supervisory Experience
  • Project Managers, Assistant Project Managers, Construction Coordinators
  • Strong knowledge of the construction processes and procedures.
  • BS OR equivalent related field experience.
  • 3+ years of field experience in a supervisory capacity.
  • 5+ years of construction management experience.

Responsibilities

  • Lead and direct the work of others, including Field/Project Managers under their direct supervision.
  • Coordinate construction activities.
  • Ensure construction project(s) are executed within schedule and budget, and according to plans and specifications.
  • Coordinate with Project Managers, GSS(s), Site Superintendent(s), subcontractors, property managers, client vendors, equipment and other entities: Building department, architect, engineers, etc.
  • Ensure accurate record keeping is maintained, daily written reports (Daily Log, Photos, RFI’s, and supporting documents).
  • Provide timely feedback related to the schedule, areas of improvement and identify issues.
  • Maintain consistent and frequent communication (phone, email, in-person) relative to the project status.
  • Assist in outlining project plans, setting project goals and evaluating performance.
  • Maintain relationships with client/owners, landlords, property management, vendors, architects, engineers, and all other pertinent parties involved /required for successful execution.
  • Communicate, coordinate, and manage logistics of site deliveries and material receipts with field resources.
  • Control use/cost of equipment.
  • Resolve problems/conflicts that occur.
  • Lead procurement decisions to ensure profitable project outcomes/results.
  • Identify Resource requirements, plan accordingly for field supervision needs.
  • Work directly with Resource Manager for project assignments.
  • Effectively communicate the project supervisory skill set requirements.
  • Oversee team payroll and associated overhead costs.
  • Perform site visits as required to ensure quality and safety standards are being maintained and improved.
  • Participate in the recruitment and termination of reporting staff, as required.
  • Conduct annual performance evaluations (Project managers, Field Staff).
  • Present corrective action reports, as required, to field staff due to non-compliance with company policy and procedures.
  • Work collaboratively with Business Development on new client opportunities.
  • Prepare and present, as required in client demonstrations, client sales meetings, or trade shows.
  • Support responses for RFP’s.
  • Act as primary client escalation point for existing client accounts.
  • Develop continued business relationships.
  • Conduct site visits, client meetings, and represent Menemsha construction team.
  • Ensure weekly safety meetings are conducted.
  • Identify and correct safety issues on project site visits.
  • Enforce safety policies.
  • Monitor field expenses across project(s) to ensure compliance with budgeted dollars.
  • Identify and communicate changes affecting scope and/or costs associated with the Project Manager.
  • Manage project site general condition costs.
  • Responsible for the team’s book of Business and Sales vs. Gross Profits.
  • Train and prepare for Monthly WIP meetings.
  • Attend and participate in Program / Project Meetings - Conference calls to ensure schedule, budget, and quality outcomes.
  • Ensure knowledge of contractual obligations, and timelines, established for the construction projects under supervision.
  • Work collectively with the bid solicitation/coordination and estimating efforts to ensure project awards and profitable results.
