About The Position

The Sr Project Manager, Office is responsible for managing construction and capital improvement projects across Stream’s office portfolio in the Phoenix market. This role serves as the owner’s representative on all landlord-side construction activity—including tenant improvement buildouts, base building upgrades, common area renovations, and capital repair projects—ensuring each is delivered on time, within budget, and to the highest quality standards. Working in close coordination with property management, asset management, and leasing teams, this individual will oversee every phase of the project life cycle from preconstruction planning and budgeting through construction oversight, closeout, and warranty. The ideal candidate brings a strong owner’s rep or landlord-side perspective, understands the priorities of institutional ownership groups, and thrives in a fast-paced, relationship-driven environment.

Requirements

  • Minimum 5 years of commercial construction management experience, with meaningful exposure to office interiors, tenant improvements, and/or capital improvement projects.
  • Strong working knowledge of the owner’s rep role, including budget management, contractor oversight, and stakeholder communication.
  • Ability to read and interpret construction drawings and specifications; capable of identifying scope gaps, risks, and value engineering opportunities.
  • Proficient in managing multiple concurrent projects with competing timelines and priorities.
  • Strong written and verbal communication skills; comfortable presenting to ownership groups and leading project meetings.
  • Proficiency with MS Office, MS Project, and/or construction management platforms (Honest Buildings/Procore/Yardi experience a plus).
  • Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field preferred.

Nice To Haves

  • Experience working within a commercial real estate services firm, property management company, or institutional ownership platform.
  • Familiarity with the Phoenix construction market, including local contractors, permitting processes, and code requirements.

Responsibilities

  • Develop detailed project budgets and scopes of work for tenant improvement, capital improvement, and base building projects across the managed office portfolio.
  • Coordinate with architects, engineers, and ownership groups to translate project requirements into accurate construction documents and cost estimates.
  • Conduct site assessments and due diligence to evaluate existing conditions, identify risks, and inform project planning.
  • Advise property management and leasing teams on construction timelines, costs, and work letter language to support lease negotiations.
  • Solicit and evaluate competitive bids from general contractors, subcontractors, and suppliers.
  • Prepare bid instructions, bid forms, and scopes of work; lead pre-bid and bid review meetings.
  • Pre-qualify contractors and maintain a roster of reliable, high-performing vendors in the Phoenix market.
  • Negotiate contract terms and manage contractor relationships throughout project execution.
  • Manage multiple concurrent projects across the office portfolio, maintaining rigorous schedule and budget controls.
  • Lead weekly project meetings with contractors, ownership, and internal stakeholders; distribute meeting minutes and action items.
  • Oversee change order management including pricing review, client approval, and documentation.
  • Review and process pay applications, lien waivers, and compliance documentation.
  • Manage punch list, closeout, and warranty processes to ensure clean project delivery and turnover to property management.
  • Prepare and distribute monthly project status reports to ownership and internal leadership.
  • Serve as the primary construction point of contact for property management, leasing, and asset management teams on all landlord-side project activity.
  • Ensure all construction activity complies with building rules, owner policies, and local code requirements.
  • Promote Stream’s and ownership’s safety standards to all contractors and consultants.
  • Build lasting relationships with ownership groups, design teams, contractors, and Stream colleagues by acting with the highest level of ethics and integrity.
  • Develop trust and confidence by being attentive to the needs and expectations of the entire project team.
  • Proactively communicate project status, risks, and opportunities to keep all stakeholders aligned.
