Requirements

  • Overall Experience: 5-8 years of experience in finance, with a focus on construction, real estate, or retail capital projects
  • Proven experience managing large-scale capital budgets across multiple projects or locations
  • Strong understanding of construction cost drivers, including general contracting, fixtures, and design elements
  • Expert financial modeling, forecasting, and analytical skills
  • Experience working in cross-functional environments with non-finance stakeholders
  • Proficiency in financial systems (e.g., SAP, Oracle) and data analysis tools
  • Bachelor’s degree in Finance, Accounting, Business, or related field (MBA or CPA a plus)

Responsibilities

  • Support Capital Planning & Budgeting: Support annual capital planning process for North America retail construction, including new stores, remodels, and refresh projects. Partner with Real Estate and Construction leadership to align capital plans with strategic growth priorities. Develop and maintain long-range capital forecasts and scenario planning models to support investment decision-making. Establish and manage project-level budgets from initial deal approval through project closeout. Ensure budgets reflect design standards & regional cost considerations. Develop cost benchmarks and templates for consistent budgeting practices.
  • Purchasing: Lead the North America Purchasing team to support the end-to-end order lifecycle of materials, goods, and services required by construction project managers. Oversee purchase orders from issuance to delivery, ensuring accuracy, resolving exceptions, and tracking to budget. Provide financial input into bid selection and vendor proposals for alignment with budget targets. Support invoice review, accruals, and payment tracking to vendors. Support the set-up of new construction vendors in BuyingHub and serve as the key contact for existing vendor partnerships. Partner with Procurement to support strategic sourcing initiatives with a focus on cost efficiency.
  • Operational Excellence & Controls: Partner closely with Finance partners to ensure CER’s are prepared, submitted, and approved in compliance with Tapestry requirements. Support monthly, quarterly, and annual close activities by working collaboratively with Accounts Payable and Fixed Asset Accounting. Help reconcile Construction in Progress (CIP) accounts to identify and resolve discrepancies. Drive accountability across stakeholders for budget adherence and financial accuracy. Evaluate cost implications of materials, fixtures, and design elements early in the design phase. Partner with Finance on audit support and compliance requirements.
  • Financial Reporting & Analysis: Deliver timely and accurate monthly capital expenditure (CapEx) reporting across the full construction portfolio. Develop and maintain cost per square foot (PSF) benchmarks by store type and market. Prepare detailed variance analysis (Actuals vs. Budget vs. Forecast). Track and report on key financial metrics including committed costs, incurred costs, and forecast at completion (FAC). Maintain rolling forecasts incorporating project timelines, spend curves, and risk adjustments. Analyze cost drivers across labor, materials, fixtures, and general conditions.
