About The Position

The Investor Center Partnerships team is part of Fidelity Real Estate Company and manages the firm’s retail portfolio, which includes 217 branches across 38 states and the District of Columbia, covering approximately 1.85 million square feet. This role is responsible for developing and executing data-informed asset strategies for the retail portfolio. The Senior Manager will ensure that facilities investments, lifecycle planning, and capital deployment align with business priorities and contribute to the long-term health of the portfolio. This position requires close collaboration with internal and external teams, including Investor Center Partnerships Operations, Engineering Services, Transactions, Design, Finance, Operations, Security, Technology, Procurement, and vendor partners. The Senior Manager will manage internal and external resources, stakeholders, and vendors, oversee vendor strategy and performance for asset management programs, and ensure data integrity, reporting accuracy, and contractual compliance. This role reports to the Director, Investor Center Partnerships Operations.

Requirements

  • Demonstrated ability to develop and execute portfolio level asset management strategies that align facilities investments with business objectives and long-term asset performance goals.
  • Expert knowledge of asset lifecycle planning, capital forecasting, facility condition assessments, deferred maintenance planning, TIA management, and portfolio optimization methodologies.
  • Strong analytical capabilities with experience leveraging asset data, condition assessments, financial metrics, and operational performance indicators to drive investment decisions.
  • Proven ability to develop and manage multi-year capital plans, asset replacement programs, and lifecycle investment strategies across large, geographically dispersed portfolios.
  • Experience identifying asset-related risks and developing mitigation plans that improve reliability, resiliency, sustainability, and operational continuity.
  • Experience creating comprehensive business cases, capital forecasts, cost-benefit analyses, and executive-level reporting to support strategic decision-making.
  • Experience working collaboratively across multiple disciplines including Real Estate, Finance, Operations, Project Delivery, Procurement, Engineering, and external service providers.
  • Proven leadership skills with the ability to influence stakeholders, drive alignment, and manage competing priorities in a complex operational environment.
  • Strong communication and presentation skills with the ability to convey technical and financial information to diverse audiences, including senior leadership.
  • Ability to respond to portfolio-level risks and critical asset issues, supporting continuity planning and operational resilience initiatives.
  • Ability to be onsite at Fidelity locations full time.
  • Ability to travel up to 25% of the time.

Responsibilities

  • Drive data-informed asset strategies across the retail portfolio.

  • Ensure on-time and on-budget execution for the Investor Centers.
  • Manage a team of internal and external resources, stakeholders, and vendors.
  • Support vendor strategy and performance oversight related to asset management programs.
  • Ensure data integrity, reporting accuracy, and alignment to contractual expectations.
  • Identify asset-related risks and develop mitigation plans.
  • Establish and monitor key performance indicators (KPIs), portfolio health metrics, capital program effectiveness measures, and vendor performance standards.
  • Create comprehensive business cases, capital forecasts, cost-benefit analyses, and executive-level reporting.
  • Implement process improvements, governance frameworks, and asset management best practices.
  • Respond to portfolio-level risks and critical asset issues, supporting continuity planning and operational resilience initiatives.
