About The Position

Kittle Property Group is looking for an experienced Sr. Maintenance Supervisor for our Student Housing complex in West Lafayette. This complex is ideally located for Purdue students. The position is hourly with an annualized wage of $80,000 and offers weekly pay. The role is responsible and accountable for maintenance activities and personnel on a daily basis, ensuring the physical condition, curb appeal, cleanliness, and life safety of the assigned property.

Requirements

  • High school diploma
  • 5+ years of maintenance of facilities experience
  • 2+ years as a Maintenance Lead/Supervisor
  • HVAC/EPA Certification required
  • Ability to read, write, speak and interpret basic instructions, simple correspondence and present information one-on-one or in small groups.
  • Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.
  • Ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding. Ability to deal with problems that involve few variables in standardized situations.
  • Beginner experience with MS Outlook.

Responsibilities

  • Supervise all functions and activities related to the repair status, physical condition, curb appeal, cleanliness, and life safety of assigned property
  • Daily planning meetings with all maintenance and office team.
  • Prepare all vacant units for occupancy, striving to always keep a minimum of 50% vacant units rent ready.
  • Assist maintenance team in prioritizing work orders & necessary tasks to ensure strong time management and effective use of time and resources
  • Direct maintenance teams regarding policies and procedures related to work streams, Yardi data accuracy, purchase orders, vendor management and supply orders
  • Direct maintenance team regarding daily activities such as service requests, unit turns, preparing for inspections and maintenance of common areas
  • Monitor maintenance expenses and ensure that they are at or below budget.
  • Direct team in completing daily inspection of community grounds
  • Complete all maintenance requests in a timely manner.
  • Complete preventative maintenance activities, including but not limited to quarterly inspections
  • Maintain landscaping, bushes, trees and lawn through pro-active review and communication with landscape vendor
  • Perform snow removal of community sidewalks and manage communication with snow removal vendors to ensure efficient management of budgeted snow contract
  • Maintain weather log and snow removal efforts.
  • Maintain records of maintenance performed in all units and at the site.
  • Maintain all tools, equipment and replacement parts in working condition.
  • Sweep, clean and maintain all common areas of the community.
  • Supervise contractors working at the site.
  • Provide emergency resident support after office hours
  • Maintain resident and specific apartment preventative maintenance records.
  • Provide service and maintenance for all common amenities.
  • Conduct quarterly unit inspections.
  • Physical maintenance of community (includes inspections, reporting, financial responsibility).
  • Curb Appeal (includes landscaping, lawn care, snow removal, trash collection).
  • Supervision of personnel (training and evaluation).
  • Other duties as assigned.
