About The Position

Arboreal Management is a fast-growing, tech-enabled and fully integrated real estate platform for the Pacific Northwest, primarily focused on affordable housing. We develop, remodel and manage housing that addresses our region's most critical needs. Our platform includes property management (Arboreal Management), an in-house construction company (Arboreal Construction), and a development and investment platform (Great Expectations). We operate with a clear mission: to deliver below-market rents to residents while achieving above-market returns for investors. Our model is built on vertical integration, operational discipline, and a commitment to long-term ownership. We combine local expertise with a modern, technology-enabled approach. We are growing quickly, with a large and expanding pipeline of development projects. As we scale, we are building a finance and accounting team that can support increasingly complex activity while maintaining accuracy, speed, and transparency.

We are transitioning our accounting operations from an outsourced service provider to a dedicated in-house team in the Philippines, and we are hiring a Sr Accounting Manager to build and lead that team. Reporting directly to the CFO, you will be the senior accounting leader in the Philippines: you will help recruit, train, and manage the team; own the transition of work from our current provider; and take responsibility for day-to-day accounting operations and monthly reporting across the portfolio. This is a ground-floor leadership role with significant autonomy and direct executive visibility. You will work alongside our Seattle-based corporate accounting team and coordinate with the offshore job cost and construction accountants who support Arboreal Construction and Great Expectations. This is an opportunity to work across property management, construction, and development within a single, unified platform.

Requirements

• CPA (Philippines) or equivalent, with a background in public accounting (Big 4 or large firm experience strongly preferred).
• Strong working knowledge of US GAAP.
• Hands-on experience in residential / real estate property accounting (property management, REIT, or real estate client base).
• Proven experience leading and training large accounting teams (10+ preferred), including hiring and performance management.
• Experience serving US-based clients or employers, with excellent written and spoken English and comfort communicating directly with clients.
• Ability to work hours that substantially overlap US Pacific Time.

Nice To Haves

• Experience with AppFolio or comparable property management accounting systems (Yardi, RealPage, Buildium).
• Experience transitioning work between service providers or standing up an offshore team a plus.
• Comfort working in a fast-paced, high-growth environment with evolving processes.

Responsibilities

• Team build-out and leadership — recruit, onboard, train, and manage a growing team of accountants in the Philippines.
• Transition management — plan and execute the migration of accounting processes from our current outsourced provider, including documentation of procedures, knowledge transfer, and parallel-run validation.
• Accounting operations — oversee full-cycle property accounting: accounts payable, accounts receivable, cash management, bank reconciliations, intercompany balances, and month-end close for a multi-entity residential portfolio.
• Reporting — own the monthly close calendar and deliver timely, accurate financial statements, owner statements, and management reports in accordance with US GAAP.
• Quality and controls — establish review procedures, quality checks, and internal controls; act as the final reviewer of the team's work before it reaches the CFO.
• Process improvement — identify and implement process improvements, standardize workflows, and build training materials and SOPs.
• Communication — serve as the primary point of contact between the Philippines team and US leadership; provide clear, proactive status reporting to the CFO.
• Client communication — communicate directly and professionally with clients (property owners) on accounting matters — responding to inquiries, explaining statements and reports, and resolving issues promptly.
