About The Position

This is a part-time position limited to 1,000 hours per year who will perform building maintenance to Springfield Oaks Golf Course, Event Center and grounds by performing general construction maintenance duties related to rough and finish carpentry, painting, electrical, masonry or plumbing. Under general supervision, performs difficult repair, alteration and modernization craft projects within their respective craft specialties. Is responsible for determining the skills required and estimating the employee hours, materials, tools, and equipment necessary to accomplish the work. Is expected to recognize occupational hazards associated with work in their respective craft specialties and to exercise appropriate safety measures. Is responsible for recognizing and evaluating difficult and/or complex problems that arise during the course of a project and for taking appropriate remedial actions. Assists supervisors in making facility inspections to determine repairs necessary to buildings and equipment, and is called upon to advise and recommend to higher level maintenance employees procedures required to correct difficult and/or emergency maintenance situations. Utilizes current county-wide and/or department specific software to complete assignments.

Requirements

  • Be a high school graduate or have a certificate of successful completion of the General Educational Development Test.
  • Have a valid motor vehicle operator's or chauffeur's license.
  • Have had at least four (4) years of full-time work experience in a position involving one or more of the following building, craft and/or mechanical fields: carpentry, electrical, masonry, plumbing-pipe fitting, welding, heating and air-conditioning/refrigeration.
  • Pass the complete examination, including the employment medical, established for this class.
  • Successfully complete the six month probationary period.
  • Must maintain a valid motor vehicle operator's or chauffeur's license

  • Considerable ability in several maintenance skill areas, including electrical, heating, ventilation, humidity control, and refrigeration systems maintenance.
  • Reasonable ability to train, direct and evaluate the performance of work crews.
  • Reasonable ability to inspect and report on the progress of work projects.
  • Reasonable ability to work under hazardous and/or difficult working conditions common to a building craft or mechanical field, such as high or confined places, high voltage areas and/or areas involving heat, offensive odors and dampness.
  • Reasonable knowledge of and ability to practice standard safety techniques.
  • Reasonable knowledge of the practical application of First Aid techniques.
  • Reasonable versatility in performing work assignments indoors or outside in uncomfortable conditions, depending on the work situation.
  • Familiar with current word processing, spreadsheet, database, e-mail and Internet software.

Responsibilities

  • Functions as a crew leader over lower level maintenance employees.
  • Plans, assigns, directs, coordinates, and reviews the work of the crew, provides technical guidance and assistance, and maintains work and attendance records.
  • Plans, assigns, directs, coordinates and reviews the work of a crew or crews engaged in projects involving the respective craft specialties.
  • Performs difficult craft work in one of the above specialties as required for the completion of repair, alteration and modernization projects.
  • Reviews job orders and specifications to estimate the employee hours, materials, tools and equipment necessary to complete maintenance projects.
  • Orders, stores, and controls the materials, tools and equipment necessary to accomplish assigned craft projects.
  • Provides technical guidance and assistance to work crews.
  • On training assignments provides specific instruction to individual employees.
  • Maintains records relative to materials and employee hours utilized on specific projects.
  • Advises and recommends to higher level maintenance personnel procedures required to correct difficult and/or emergency maintenance situations relative to a specific craft specialty.
  • Assists Maintenance Supervisor in the inspection of facilities to determine repairs necessary to buildings and equipment.
  • Reviews work under construction and upon completion to determine the effectiveness of work methods.
  • Ensures that safety procedures necessary for the successful completion of craft projects are followed.
  • When not required to perform skilled maintenance work within the craft specialty, performs general building maintenance repair work and related duties as assigned.
  • Utilizes current county-wide and/or department specific software to complete assignments.
  • Working from blueprints and/or oral instructions, remodels, constructs, installs and/or repairs building structures, facilities, office areas, mechanical and electrical systems and other major project work.
  • Installs, repairs and/or services electrical power distribution systems and electrical equipment including lighting, motors, transformers, instrumentation and electrical controls.
  • Constructs and/or repairs concrete and masonry projects which includes preparing project area, layout of work, setting forms, mixing and pouring concrete, mixing mortar, finishing concrete surfaces, laying bricks or blocks, tooling joints and repairing structural defects.
  • Constructs, installs, and/or repairs structural woodwork, partitions, counters, cabinets, floors, doors, paneling and trim.
  • Installs, repairs and/or services complete mechanical systems including heating, air conditioning, refrigeration, ventilation, plumbing, and drainage.
  • Maintains and repairs plumbing and plumbing fixtures such as replacing faucet stems, opening clogged drains and replacing defective pipes.
  • Fabricates, installs and/or repairs sheet metal such as ventilation ducts, air conditioning and heating ducts, vents, partitions, metal frame work, gutters and down spouts.
  • Maintains and repairs complex mechanical components such as automatic steam controlled systems, air conditioning systems, heating systems, domestic hot water heating systems, and refrigeration units.
  • Prepares work area by erecting necessary scaffolding, swing stages and barricades.
  • Maintains materials, tools and equipment.
  • Utilizes current county-wide and/or department specific software to complete assignments.
