About The Position

IRG Realty Advisors (IRG RA) is seeking a passionate and enthusiastic Site Technical Manager (STM) for the Hudson Valley iCampus (HViCampus). This is a specialized technical leadership role responsible for leading, developing, and elevating the on-site HVAC technician workforce. The HViCampus is a large, complex site in Rockland County, encompassing research, manufacturing, office, and warehouse spaces across over 24 buildings, totaling nearly 2 million square feet. It also includes a 25-megawatt Central Utility Plant. This is a hands-on working manager role that combines technical leadership with direct involvement in the operation, troubleshooting, maintenance, and optimization of commercial HVAC systems and building controls. The STM will provide day-to-day technical guidance and mentorship to the HVAC team, acting as an escalation point for complex issues. The ideal candidate will possess strong working knowledge of commercial HVAC equipment, building automation systems, and mechanical infrastructure, with the ability to coach, train, and develop technicians. Essential skills include strong leadership, communication, and organizational abilities, along with the capacity to evaluate team performance, drive accountability, and foster continuous improvement. Success will be measured by the team's technical growth, system reliability, and the leader's ability to set an example through active participation. A strong alignment with the company's core values is crucial. This position reports directly to the Vice President, Hudson Valley iCampus, and collaborates closely with the on-site IRGRA staff.

Requirements

  • Trade school accreditation or 15+ years of field service in commercial real estate.
  • Proven ability to lead, coach, and develop a team of HVAC technicians in a large commercial or industrial environment.
  • Deep expertise in commercial HVAC systems, building controls, and central utility plant operations.
  • Ability to assess technical scope, provide HVAC repair and project cost estimates, and interpret operational performance data to guide team priorities.
  • Ability to multitask and simultaneously manage multiple projects.
  • Excellent communication, negotiation, and organizational skills.
  • Strong leadership and team-building skills.
  • Strong knowledge of BMS, PM programs, work-order systems, Microsoft Office, and other industry-related software tools.
  • Ability to read and understand blueprints, schematics, and equipment specifications.

Responsibilities

  • Lead the technical training and skills development of site HVAC technicians.
  • Provide technical direction on planned PM work and shutdown sequencing, coordinating with the IRG RA onsite Team on scheduling and building needs.
  • Provide technical oversight and direction on daily HVAC service calls across the site.
  • Partner with the Property Management team to ensure HVAC-specific tickets are properly assigned, technically resolved, and closed out to standards.
  • Provide technical recommendations to Senior Management on HVAC system performance, capital repair needs, and technician workforce planning.
  • Develop training for site field technicians, understanding their strengths and weaknesses.
  • Enhance, adjust, and develop new procedures for delivering better services to tenants and improving the building's mechanical systems.
  • Recommend training courses and seminars for specific site-specific applications or industry compliance.
  • Communicate overall goals and objectives for the Site HVAC team to management and support teams.
  • Maintain building tenant comfort year-round and plan for seasonal changes.
  • Perform preventative maintenance on building equipment.
  • Provide technical cost estimates and scope input for HVAC-related capital projects and major repairs.
  • Serve as the on-site technical lead for HVAC-related emergencies, directing technician response and troubleshooting.
  • Perform hands-on troubleshooting and field work to support the HVAC staff.
  • Provide HVAC-specific technical scoping and cost estimates for tenant improvement work related to new or renewing leases.
  • Implement and monitor company policies and procedures.
  • Provide creative ideas and solutions to potential property problems and opportunities, supporting managers in their implementation.
  • Champion technical best practices and quality standards within the HVAC team, ensuring compliance with company protocols.
  • Recommend technically sound, cost-effective repair and maintenance approaches.
  • Collaborate with People Operations to attract, develop, train, retain, and lead the HVAC team, adhering to company core values.
  • Monthly, Quarterly, and Annually review, analyze, and report on HVAC operations, work order system review, and Property Management activities for the portfolio.
  • Build and maintain strong relationships with HVAC vendors and local supply houses to support parts sourcing, equipment knowledge, service capabilities, and team objectives.
  • Build and maintain strong Tenant relationships, following up on services performed to ensure tenant satisfaction.
  • Work with leadership teams to develop and implement a tenant survey.
