About The Position

This position is responsible for all day-to-day operations of the property. The Site Property Manager oversees leasing activities, administrative tasks, and financial operations to ensure the property runs smoothly and efficiently.

Requirements

  • Ability to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to write simple correspondence.
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
  • Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Ability to deal with problems involving several concrete variables in standardized situations.
  • Section 8 or Tax Credit Experience
  • Basic knowledge of standard office equipment
  • Basic knowledge of computers
  • Completed high school diploma or equivalent
  • Must attend required training

Responsibilities

  • Presents the property and sample apartments to prospective residents.
  • Completes required paperwork accurately for leasing activities.
  • Selects residents based on property guidelines and processes applicants.
  • Coordinates move-in and move-out processes.
  • Ensures residents comply with lease provisions and initiates lease termination proceedings when necessary.
  • Receives rent, security deposits, and other income from residents, prepares receipts, and makes daily bank deposits.
  • Bills residents for damages, late charges, NSF charges, and other miscellaneous charges.
  • Ensures only eligible applicants are admitted as residents.
  • Markets the property in accordance with the Affirmative Fair Housing Marketing plan.
  • Performs interior unit inspections and informs RPM of needs and violations.
  • Ensures turnover units are made ready for occupancy within an average of five days.
  • Recertifies/renews leases in accordance with company policy and/or regulatory agency guidelines.
  • Processes evictions, including completing documentation, serving notices, and attending court hearings.
  • Maintains a safe environment throughout the project and ensures maintenance staff knows and follows safety standards.
  • Advises residents of the need to notify management of safety hazards.
  • Maintains an adequate inventory of supplies and forms.
  • Completes and distributes required information and reports in a timely manner.
  • Notifies RPM and Safety Officer of incidents (fire, work-related injury, resident injury/damage) within 24 hours with a written report.
  • Conducts all performance in a professional manner within the limits of authority.
  • Publishes and distributes a periodic newsletter to residents.
  • Involves residents in a neighborhood network, if applicable.
  • Maintains resident files in accordance with company guidelines.
  • Verifies insurance and monitors performance on all contracted work.
  • Ensures the property’s grounds are continuously maintained.
  • Ensures work orders are completed properly and in a timely and professional manner.
  • Carries out supervisory duties and responsibilities for subordinate staff.
  • Ensures an effective “after hour” emergency system is in place.
  • Ensures a high level of confidentiality.
  • Ensures the property operates within budget and meets or exceeds targets.
  • Collects delinquent amounts for current and previous residents.
  • Ensures all purchasing for the property is within the approved budget.
  • Prepares invoices for payment within 24 hours of receipt.
  • Receives approval for all purchases in excess of $500 limit in advance.
  • Actively participates in the budget development and approval process.
