About The Position

Join Our Team as a Service Technician II at Advenir Azora Living! We are seeking a motivated and customer-focused Service Technician to join our team at a brand-new Build-to-Rent (BTR) community currently in lease-up. This is an exciting opportunity to be part of a new property from the beginning and play an important role in establishing the community’s maintenance standards, resident experience, and overall success. As a Service Technician, you will be responsible for maintaining homes, amenities, and common areas while providing exceptional service to our residents. The ideal candidate is hands-on, dependable, solutions-oriented, and takes pride in doing quality work.

Requirements

  • Previous experience in residential, multifamily, apartment, hospitality, commercial, or residential construction maintenance preferred.
  • Strong troubleshooting and problem-solving skills.
  • Working knowledge of basic electrical, plumbing, HVAC, appliance, and general building systems.
  • Ability to prioritize multiple work orders and manage time effectively.
  • Strong attention to detail and a commitment to quality workmanship.
  • Professional communication and customer service skills.
  • Ability to work independently while also being an effective member of a team.
  • Dependable, proactive, and willing to take ownership of responsibilities.
  • Ability to work in a fast-paced environment during the lease-up of a new community.
  • Valid driver's license and reliable transportation, if required.
  • Ability to lift, carry, push, and pull equipment and materials and perform physical maintenance duties.

Responsibilities

  • Complete service requests and work orders in a timely, professional, and thorough manner.
  • Perform routine maintenance and repairs throughout resident homes and community amenity areas.
  • Troubleshoot and repair basic electrical, plumbing, HVAC, appliance, carpentry, drywall, and general maintenance issues.
  • Conduct preventive maintenance inspections and address potential issues before they become larger problems.
  • Prepare homes for move-in, ensuring homes are clean, safe, functional, and meet community standards.
  • Assist with maintaining model homes, amenity spaces, common areas, and community grounds.
  • Support the team during the lease-up process, including inspections, punch walks, home preparation, and turnover activities.
  • Respond promptly and courteously to resident maintenance requests and communicate clearly regarding repairs and timelines.
  • Maintain accurate records of work performed, materials used, and parts needed.
  • Assist with inventory management and ensure tools, equipment, and maintenance supplies are properly maintained.
  • Help identify warranty and construction-related issues and coordinate with vendors or contractors when necessary.
  • Maintain a safe, clean, and organized maintenance shop and work areas.
  • Participate in emergency on-call rotations as required.
  • Follow all company policies, safety procedures, and applicable regulations.
  • Contribute to a positive team environment and help create an exceptional resident experience.
