RBM Partners is seeking an experienced Service Technician. The Technician is responsible for the overall maintenance and upkeep of our multifamily real estate assets. This role requires in-depth knowledge of HVAC systems, technical proficiency, and a commitment to delivering high-quality service.

Requirements

  • Minimum of 2 years of experience as a Maintenance Technician, preferably in the multifamily industry
  • HVAC certification
  • Working knowledge of HVAC, electrical, plumbing and carpentry
  • Strong problem-solving skills and attention to detail.
  • The ability to lift, move, carry up to 50lbs.
  • The ability to stand, walk, bend, stoop, climb and reach up to 100% of the day.
  • The ability to safely climb ladders while carrying 40lbs.
  • The ability to work outside in various weather conditions.
  • Reliable transportation and a valid driver’s license
  • Team player with a positive, can-do attitude

Responsibilities

  • Assist the Service Manager with higher level maintenance items involving plumbing, HVAC, and electrical tasks while ensuring maintenance work meets the quality and safety standards.
  • Install, repair, and maintain heating, ventilation, and air conditioning systems in accordance with manufacturer specifications and local codes.
  • Perform routine inspections of HVAC systems to identify and diagnose issues and develop cost-effective repair solutions.
  • Complete preventative maintenance to ensure the optimal performance and longevity of all assets and equipment.
  • Replace or upgrade components, including compressors, motors, filters, and thermostats, as needed.
  • Complete maintenance work orders and make ready tasks timely as assigned by the Service Manager and Community Manager.
  • Perform ground maintenance, assist with trash removal, and participate in property inspections daily and as directed by the Service Manager or Community Manager.
  • Participate in and complete preventative maintenance plans for the community.
  • Assist in the improvement of service processes and procedures.
  • Communicate with the Service Manager daily and report deficiencies with the assets, resident issues and propose action to repair/correct.
  • Track and manage inventory of tools and supplies. Communicate with the Service Manager and Community Manager when shop inventory is low.
  • Use AppFolio to keep records of work and check and respond to company email daily.
  • Ensure compliance with safety protocols and guidelines to maintain a safe working environment.
  • Provide training and guidance to junior technicians or less experienced team members.
  • Deliver excellent customer service to both residents and team members to maintain high levels of satisfaction.
  • Participate in the on-call rotation of your assigned property; ensure all emergencies are responded to within the designated timeframe.
  • Work effectively with other maintenance personnel, vendors, and team members to complete work and resolve issues efficiently.
  • Performs other related duties as assigned.
